Maintenance Supervisor – Buffalo Trail Apartments
Hire a Maintenance Supervisor at Elmington to lead all property maintenance activities. The role includes ordering supplies, diagnosing maintenance issues, and executing service requests while drawing on a strong background in HVAC, plumbing, electrical, and general carpentry.
Base Pay Range$27.00/hr – $30.00/hr

- Provide exemplary customer service to residents, proactively solving issues.
- Supervise the property’s physical upkeep.
- Use hand and power tools for maintenance tasks.
- Oversee debris removal and other property detritus.
- Respond to after‑hours emergencies when necessary.
- Act promptly and professionally on work orders.
- Enforce adherence to company policies and procedures.
- Perform additional duties as assigned.
- Lead workflow for service staff and delegate tasks.
- Meet and exceed budget expectations for expenditures.
- Order supplies, materials, and tools as needed.
- Diagnose and repair major appliances, HVAC, plumbing, electrical, general carpentry, pool care, roof, and gutter issues.
- Address landscaping and snow/ice removal concerns.
- Communicate effectively with residents and coworkers.
- Perform service requests correctly and promptly.
- Use computers and company software efficiently.
- Execute Elmington’s non‑negotiables for service work orders and vacant turn times.
- Demonstrate leadership, forward‑thinking, innovation, and drive.
- Perform additional duties as assigned.
- Required: Hold at least one of the following certifications. If not certified, obtain the required certification within 60 days of employment.
- EPA Section 608 Certification (HVAC) – required for refrigerant handling.
- HVAC Certification (e.g., HVAC Excellence).
- Preferred:
- OSHA 10 or OSHA 30 Certification.
- CPO (Certified Pool Operator).
- Plumbing or Electrical Licenses (state‑specific).
- Frequently sit, stand, and walk.
- Regularly need to talk or hear.
- Frequently use hands/fingers to handle objects, tools, or controls.
- Occasionally climb, stoop, kneel, crouch, or crawl.
- Lift and/or move up to 75 pounds occasionally.
- Require good vision for close, distance, peripheral, and focus adjustment.
- Work environment noise level is usually moderate to high.
- Environment temperature is typically moderate; must tolerate seasonal cold and heat outdoors.
- Travel up to 10% of the time.
