Key Responsibilities
The main duties of a Maintenance Supervisor include:
- Leadership & Team Management: Hiring, training, scheduling, and supervising a team of maintenance technicians and groundskeepers, promoting a culture of safety and accountability.
- Maintenance Operations: Overseeing and performing various maintenance and repair tasks, including HVAC, plumbing, electrical, appliance repair, and general carpentry.
- Resident Services: Managing the resident service request system and ensuring prompt, courteous, and professional resolution of all maintenance concerns.
- Apartment Turnovers: Coordinating and executing the "make-ready" process for vacant units to ensure they are ready for new residents as quickly and efficiently as possible.
- Preventative Maintenance & Safety: Developing and implementing preventative maintenance programs for all building equipment and systems, conducting regular property inspections, and ensuring compliance with OSHA standards and local building codes.
- Budgeting & Inventory: Monitoring maintenance expenditures, managing inventory of parts and supplies, and obtaining bids/coordinating work with outside vendors and contractors.
- Emergency Response: Participating in a rotating on-call schedule to provide 24/7 coverage for after-hours emergencies such as fires, floods, or major system failures.
- EPA Certified
- CPO Certified
- Must be well versed in plumbing, HVAC (must be able to install new units), hot water heater installation appliance repairs, Electric, Drywall and Paint.
- Must be able to maintain pool
