This position performs technical and mechanical work ensuring buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and functionality.

• Complete work orders from resident requests and preventive maintenance, diagnosing defects and making repairs per policies, procedures, safety standards, and codes.
• Perform “make‑ready” process for vacant units including pre‑move‑out inspection, punch list, vendor coordination, supply procurement, task completion, and final inspection.
• Follow procedures for accessing and returning materials, supplies, equipment, and tools, tracking inventory and notifying supervisors about re‑ordering needs.
• Document and complete paperwork accurately so service requests are tracked.
• Assist in maintaining grounds, common areas, and amenities (trash removal, pressure washing, cleaning, painting signage).
• Support cost‑cutting and expense control by fixing parts when possible and using tools correctly.

• Comply with safety and risk‑management policies, attend routine safety meetings, complete OSHA and related training, and report incidents promptly.
• Inspect work performed by contractors and vendors to verify quality, scope, and specifications.

• Assist with routine and periodic property inspections to identify safety concerns, maintain property condition, and communicate needs to management.

• EPA Type 1 and II or Universal certification for refrigerant recycling (for Certified Service Technicians).
• All certifications required by State and Local jurisdictions (for all Service Technicians).
• Valid driver’s license to operate a golf cart on property.

$22.00 – $24.00 per hour, plus potential bonus programs (quarterly, monthly, or weekly) depending on position (corporate or onsite).
