Position: Facilities Project Manager (State of Good Repair)

As we continue supporting our clients with the renewal and modernization of critical facilities and infrastructure, we're seeking a Facilities Project Manager - State of Good Repair (SGR) to lead essential capital reinvestment projects that enhance safety, performance, and long‑term asset reliability.

In this role, you'll be responsible for planning, managing, and delivering facility SGR projects from initial investigation through design, construction, and closeout. You'll ensure projects meet quality, compliance, and operational performance goals while supporting our clients' strategic State of Good Repair priorities.

What You'll Do

Project Leadership

* Lead the full lifecycle of SGR capital projects from initiation through closeout.

* Manage scope, budget, and schedule for assigned facility renewal projects.

* Oversee consultants, designers, and contractors to ensure efficient, safe project delivery.

* Apply reliability engineering methods to evaluate system performance and implement strategies that extend asset life and reduce downtime.

Technical & Administrative Management

* Conduct and lead facility condition assessments, investigations, and risk evaluations.

* Manage design development and coordinate with stakeholders to validate design criteria and operational requirements.

* Oversee construction administration, inspections, change management, and resolution of field issues.

* Ensure all final documentation-warranties, as‑builts, and asset management records-is accurate and complete.

* Integrate reliability engineering data into asset management systems to support ongoing performance tracking.

Budget & Schedule Oversight

* Develop and maintain detailed project budgets, schedules, and cost forecasts.

* Track expenditures, review invoices, and support compliance with federal, state, and local funding requirements.

* Identify and mitigate risks while maintaining operational continuity during project execution.

* Use reliability‑based metrics to evaluate asset condition and project return on investment.

Stakeholder Coordination

* Communicate project milestones, risks, and updates to leadership and cross‑functional teams.

* Coordinate with external agencies, contractors, vendors, and regulatory entities.

* Prepare and deliver reports, presentations, and documentation related to project progress and capital programs.

* Support procurement activities including development of scopes, bid documents, and solicitations.

* Assist in managing the State of Good Repair procurement pipeline using client systems and tools.

* Bachelor's degree in engineering, architecture, construction management, or a related field.

* Minimum of 5 years of progressively responsible experience managing facility, transit, or infrastructure projects.

* Experience with public agency project delivery or federally funded capital programs.

* Ability to work occasional early mornings, evenings, or weekends to support project needs or respond to emergencies.

* Valid driver's license required.

Ideally, You'll Also Have

* Professional credentials such as PE, RA, or PMP.

* Experience with design‑bid‑build and design‑build delivery methods.

* Familiarity with FTA/TDOT regulations, public funding compliance, and sustainability frameworks (LEED, Envision, etc.).

* Strong understanding of facility systems including structural, mechanical, electrical, vertical transportation, roofing, and sitework.

* Experience applying reliability engineering tools such as FMEA, root‑cause analysis, and lifecycle cost analysis.

* Strong organizational, communication, and technical writing skills.

* Proficiency with MS Project, Primavera, and Microsoft Office applications.
