Operations Manager, Program / Project Manager
As a
Multifamily or Commercial Construction Superintendent, you will lead, direct and coordinate the work of subcontractors and/or CBC trade labor. The Construction Superintendent is responsible for ensuring Safety, Schedule delivery, Quality of Work performed and adherence to the project budget. The Superintendent has supervisory responsibility for Assistant Superintendents, Field Engineers, Interns and Trade labor in his/her area of responsibility.
- Create and implement the overall Safety Program for the project.
- Hold all team members to the same level of Safety standards onsite.
- Ensure Subcontractors and Vendors are in compliance with CBC standards and all applicable safety codes and regulations, including OSHA.
- Create Preconstruction schedules as needed for RFPs, Preconstruction estimates and early project planning. Schedules should determine the appropriate sequencing of work.
- Assist in Subcontractor and Vendor solicitations for future projects
- Participate in Post-Bid interviews with all Subcontractors and Vendors when applicable
- Assist in overall staffing needs for upcoming projects
- Oversee and make decisions related to the performance of work related to the schedule, deliveries, quality assurance/quality control and trade employee staffing needs.
- Oversee and coordinate work among subcontractors and vendors to promote an organized project operations. Resolve issues regarding procedures, precedence, design clarifications, adequate labor, equipment schedule and all other matters pertaining to jobsite operations.
- Develop & implement recovery strategies with the help of subcontractors and key 3 rd party vendors to maintain project schedule.
- Promote Operational Excellence among project team members and 3 rd party team members
- Communicate with Owners, Architects and Engineers in connection with field issues. Investigate and resolve such issues in a proactive manner to limit overall impacts to the schedule and project budget.
- Assist project team with preparing monthly project reports and updates as necessary
- Actively participate in OAC meetings and internal project budget conversations.
- Co-Manage the billing process as it relates to Work in Place (WIP) and oversee the monthly estimate of work completed, payrolls, material invoices and subcontractor payment applications.
Bachelor’s degree plus a minimum of eight years’ related experience training and/or experience. Knowledge of building construction, means and methods, scheduling and cost control procedures, generic contract language, general conditions, subcontract documents, drawings and specifications, including Microsoft Office Suite and Safety laws and regulations. Ability to read, understand and interpret contract documents, drawing specifications, scopes of work and project schedule.
