General Description of PositionThe mortgage loan originator assistant answers the phone, prepares files for processing and closing, orders appraisals, title work, and credit supplements. They prepare marketing material, thank you notes, and gifts for closing. They help facilitate the application process for prequal candidates, pull credit reports, gather approval conditions, and resubmit to processing and closing.
Essential Duties and Responsibilities- Answer phone calls, manage calendar for MLO and appointments/schedule closing appointments (~20% of time).
- Prepare files for processing and closing submission and resubmission (~20% of time).
- Ordering appraisals, title work, and credit supplements (~10% of time).
- Prepare withdrawals and denials (weekly, ~5%).
- Marketing material, thank you notes and gifts for closing (weekly, ~10%).
- Ordering TRV’s, SSN verification (daily, ~5%).
- Maintain closed loan files (monthly, ~10%).
- Obtain conditions/documents from clients (daily, ~10%).
- Complete required BSA/AML training and other compliance training as assigned (annually, ~5%).
- The ability to work in a constant state of alertness and in a safe manner.
- Handle referrals from branch office and provide appropriate follow-up (daily, ~10%).
- Analyze financial data to determine creditworthiness (daily, ~20%).
- Maintain knowledge of available loan products, processing procedures, and underwriting guidelines (weekly, ~20%).
- Take borrower applications (daily, ~30%).
- Utilize communication and access of daily rates, credit reports and AUS responses and transmitting to processor (daily, ~30%).
- Maintain high levels of customer service while managing each applicant’s and support staff’s expectations (daily, ~30%).
- Attend and participate in all lending meetings as required (as needed, ~5%).
- Perform any other related duties as required or assigned.

Education and ExperienceKnowledge of a specialized field (e.g., basic accounting, computer, etc.) Equivalent of four years in high school plus night, trade extension, or correspondence school specialized training, equal to two years of college, plus 2 years related experience and/or training, or equivalent combination of education and experience.
Communication SkillsAbility to read and understand simple instructions, short correspondence, notes, letters and memos;
Ability to write simple correspondence;
Ability to read, analyze, and understand general business/company related articles and professional journals;
Ability to speak effectively before groups of customers or employees.
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume;
Ability to apply concepts such as fractions, ratios, and proportions to practical situations.
Ability to utilize common sense understanding in order to carry out written, oral or diagrammed instructions;
Ability to deal with problems involving several known variables in situations of a routine nature.
This position requires S.A.F.E. Act registration at the time of employment through the Nationwide Mortgage Licensing System (NMLS). The NMLS website provides the MU4R questions and registration required for employment in this position.
