Job Purpose
The Manager – Property works closely with the Asset & Property Director to manage Americana’s restaurant property portfolio and landlord relationships. The role is responsible for lease renewals, rental negotiations, cost optimization, lease term management in line with Americana’s commercial terms, and the effective execution of store closures. The objective is to protect and enhance portfolio value, minimize property cost inflation, and ensure business continuity.
Key Responsibilities- Lead lease renewal negotiations with landlords, ensuring commercial viability based on store performance, market conditions, and internal guidelines.
- Proactively initiate lease renewals at least six months prior to lease expiry or critical dates.
- Manage lease reviews, renegotiations, extensions, exits, and closures in accordance with Americana’s policies and approval matrix.
- Prepare, review, and submit lease renewal documentation and approval papers accurately and within agreed timelines.
- Work closely with internal stakeholders including Real Estate, Lease Administration, Finance, Legal, Operations, and Maintenance to ensure smooth execution of lease renewals and closures.
- Coordinate legal documentation, approvals, and workflows to ensure compliance, governance, and risk mitigation.
- Minimize property cost inflation across the restaurant portfolio and deliver measurable cost savings.
- Monitor, review, and challenge all property-related costs, including rent, rates, service charges, insurance, and dilapidation claims.
- Engage and manage specialist consultants, where required, to negotiate optimal commercial and financial settlements.
- Maintain an accurate and up-to-date database of lease details and portfolio information.
- Prepare and manage daily and weekly leasing reports for leadership and business review.
- Build and maintain a comprehensive profile for each store, including land deeds, owner identification documents, utility bills, approved layouts, and official drawings.
- Maintain awareness of new and emerging strategic developments within assigned trade zones to support proactive portfolio decisions.
- Build and sustain strong working relationships with landlords, property owners, and relevant external stakeholders.
- Promote best practices in negotiation strategy while maintaining professionalism and long-term partnerships.
- Manage the cost-effective disposal of closed or surplus stores in line with market conditions and internal approvals.
- Ensure store closure processes minimize financial exposure, operational risk, and reputational impact.
- 8–10 years of post-graduate experience, preferably within a multi-unit retail, F&B, or development environment.
- Proven experience managing complex landlord negotiations and large lease portfolios.
- High professional integrity with strong commercial judgment and decision-making capability.
- Confident, resilient, and able to manage conflict with experienced landlords and external parties.
- Strong negotiation, stakeholder management, and customer service skills.
- Process-driven with a solid understanding of financial and commercial impacts.
- Detail-oriented with strong reporting, documentation, and portfolio management capability.
