Capital Property Management (CPM) is seeking a reliable, skilled full-time Maintenance Technician/Supervisor to support our growing portfolio of primarily single-family homes along the Wasatch Front, with a strong concentration in the Salt Lake Valley.

Position OverviewYou will be the first point of response for maintenance work orders and expected to handle most general repairs independently. For licensed or specialized work (electrical, plumbing, HVAC), CPM partners with a trusted network of professionals.
This role requires strong technical handyman skills, creativity in troubleshooting, and solid organizational habits to track work orders and property turns.
Occasional evenings or weekends may be required, though this is not common.
Responsibilities- Perform general plumbing repairs (water and sewer); experience with large drain snakes required
- Conduct basic electrical diagnostics and repairs (outlets, switches, fixtures); identify issues prior to electrician involvement
- Handle basic HVAC troubleshooting
, including thermostat diagnostics and flame sensor cleaning - Paint and drywall repair; ability to efficiently paint an entire home
- Roof repairs
, including minor patching - Swamp cooler installation, service, seasonal start‑up, and winterization
- Appliance diagnostics and replacement (refrigerators, washers, dryers, dishwashers)
- Water heater replacement
- Perform light landscaping 2–4 times per year (weeding, mowing, edging, trimming, property clean‑up)
- Maintain clean and organized storage areas
- Create turn lists and submit maintenance reports
- Minimum 3–4 years of maintenance or handyman experience
- Ability to lift up to 50 lbs
- Valid driver’s license and ability to tow a trailer
- Must own and use a smartphone for work order management
- Must pass a background check
- Must reside in Salt Lake County
- Ability to manage light paperwork and stay organized
- Swamp cooler, sprinkler, and seasonal maintenance experience preferred
