Viewpoint at Murfreesboro

Viewpoint at Murfreesboro is a brand-new 171-unit townhome community in the heart of Murfreesboro, TN. The property consists of 3‑ and 4‑bedroom townhomes, clubhouse, swimming pool, pet park, play lawn, and leasing center.

Position Overview

Adoor is seeking a highly motivated and skilled Leasing & Marketing Agent to join our team as a 1099 independent contractor. This team member will work closely with the Community Manager, residents, and others to assist in overseeing all aspects of the community's daily operations. This role requires regular communication with residents to ensure leasing and marketing goals are met on a monthly basis.

The agent will adhere to lease policies and will be responsible for the accurate and timely completion of marketing processes and reports.

Key Responsibilities
  • Manage all aspects of the leasing process, including leasing townhomes, sending follow‑up email campaigns, and assisting to ensure a smooth move‑in for all new residents
  • Greet clients, assess needs, answer questions, and provide tours of the townhomes and community
  • Process applications and prepare and review lease agreements and renewals
  • Respond to in‑person, phone, and email inquiries, including providing leasing information, making appointments, and creating and following up with maintenance requests
  • Assist with completing weekly, monthly, and special reports as assigned by the Community Manager
  • Provide excellent customer service and assist all clients with a positive and friendly tone
  • Implement customer‑centric initiatives and ensure compliance with Fair Housing regulations while fostering a positive environment
  • Oversee marketing strategies and property administration to support revenue goals and maintain high customer satisfaction
  • Plan and execute successful resident events
  • Assist with move‑in and move‑out processes
  • Inspect and report on property curb appeal and overall appearance of buildings and amenities
  • Monitor resident feedback regarding facilities and maintenance needs
  • Assist with customer sales interactions
  • Utilize KPIs to report on trends and proactively address issues
  • Perform weekly market surveys to identify local marketing opportunities
  • Execute social media and communication strategies to engage customers
Qualifications
  • High school diploma or equivalent required
  • Minimum 2+ years of residential, student, multifamily, or BTR experience
  • Experience with PMS and communication systems
  • Valid driver’s license and reliable transportation
  • Prior experience in a Leasing or Marketing role is highly preferred
  • Ability to function in a high‑paced and at times stressful environment
  • Team player with excellent communication skills
  • Detail‑oriented with a commitment to accurate documentation
Physical Requirements
  • Ability to lift up to 50 lbs
  • Frequent standing, walking, climbing, bending, and kneeling
  • Must be able to work in both indoor and outdoor environments in varying weather conditions

As a 1099 independent contractor, this position does not include employee benefits. Contractors are responsible for their own taxes, insurance, and other self‑employment obligations.
