Role Overview
We are hiring Facility Managers / Senior Facility Managers to manage day-to-day operations, infrastructure management, and customer care for high-rise residential properties. The role requires strong technical knowledge of building systems, hands-on site experience, and the ability to manage residents, vendors, and on-site teams efficiently.

Key Responsibilities
Property Operations & Infrastructure Management
Oversee daily operations of high-rise residential buildings, including MEP systems, lifts, fire safety systems, electrical, plumbing, DG sets, STP/WTP, and civil works
Plan and execute preventive and breakdown maintenance schedules
Conduct regular site inspections to ensure operational efficiency and safety standards
Vendor & Manpower Management
Manage and monitor facility service providers (security, housekeeping, MEP, landscaping, pest control, AMCs)
Ensure adherence to SLAs, contracts, and service quality benchmarks
Supervise on-site facility teams and ensure adequate manpower deployment
Resident Interaction & Customer Care
Act as the primary point of contact for residents and society representatives
Address customer complaints, service requests, and escalations in a timely manner
Ensure high standards of customer service and resident satisfaction
Compliance, Safety & Statutory Coordination
Ensure compliance with fire safety norms, statutory regulations, and local authority requirements
Coordinate audits, inspections, and safety drills
Maintain records for licenses, approvals, AMCs, warranties, and compliance documentation
Financial, ERP & MIS Management
Track operating expenses, utilities, and vendor payments
Maintain accurate MIS reports and service trackers
Work on ERP systems for work orders, vendor management, and reporting
(Experience on SAP is an added advantage; exposure to any ERP is mandatory)
Transition & Asset Handover Support
Support transition from project completion to occupied operations
Coordinate snag closures, common area readiness, and resident handovers
Work closely with the project, CRM, and sales teams during possession phases
Requirements
Diploma or BE (Engineering) – candidates from MSBTE or recognised institutions only
5+ years of experience in facility management for high-rise residential real estate
Strong technical understanding of infrastructure management and building systems
Experience in customer care and resident-facing roles
Must be site-based and report to the Thane site offices
Stable employment history preferred
Hindi and Marathi are mandatory
English is an added advantage
Strong technical knowledge is more critical than language proficiency

Large residential townships or premium high-rise projects
Developer-side or asset-owner facility management
ERP-driven facility operations
