Job responsibilities include, but are not limited to, the following:
- Leads the preparation of detailed construction cost estimates and budgets from concept through final project buyout.
- Performs comprehensive plan reviews, identifies potential risks, and suggests value engineering opportunities to optimize cost and efficiency.
- Prepares and distributes subcontractor bid packages, analyzes bid responses, manages bid-leveling processes, and creates detailed bid comparisons.
- Clearly defines scopes of work for subcontractors with the construction team, ensuring alignment with project plans, specifications, and schedules.
- Coordinates closely with project managers and superintendents during the transition from preconstruction to active construction.
- Cultivates and maintains strong relationships with subcontractors and suppliers, maintaining a robust subcontractor network.
- Collaborates with architects, engineers, and team members to enhance constructability reviews and accuracy of estimates.
- Performs other duties as assigned.
- Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related field preferred
- Minimum of five (5) to seven (7) years of experience in preconstruction, estimating, or a related role, ideally with commercial, multifamily, or mixed-use projects
- Strong understanding of construction practices, methods, materials, building codes, and standards
- Proficient with construction estimating software (such as Procore, Bluebeam, or On-Screen Takeoff), Microsoft Excel, and scheduling tools
- Excellent analytical, organizational, and negotiation skills
- Exceptional communication skills, able to effectively collaborate across teams and stakeholders
