We are currently seeking an experienced Regional Manager to support our portfolio of communities in Montgomery and South Alabama. The ideal candidate will be based within the region and will play a key role in driving operational excellence, developing strong on-site teams, and enhancing the performance of our communities. Experience with Build-to-Rent (BTR) communities is highly valued.

Responsibilities
  • Achieve the highest possible portfolio cash flow through implementation of effective revenue improvement, successful collections, effective staffing, and cost control programs.
  • Develop and execute business plans, sales/marketing plans, annual operating budgets and/or forecasts.
  • Shop comps in person for each property in the assigned portfolio within 30 days of being assigned; re-shop quarterly or as new comps arise, and maintain notes on competing staff for future staffing considerations.
  • Develop, execute, and monitor the pricing and renewal strategy for each property to maximize net effective rent growth and cash flow.
  • Develop and implement effective sales and marketing plans to achieve rental income and renewal goals. Monitor programs for effectiveness. Approve print ads. Monitor internet marketing and update sources to maintain timely updates. Ensure the property website is updated routinely to assist with SEO.
  • Manage the property to adhere to the management agreement and any lender/government requirements.
  • Develop a high-quality on-site team through recruitment, training, motivation, and coaching programs. Mentor site team members for future advancement.
  • Ensure physical aspects of the property are functional, safe, and attractive. Schedule and maintain vacancy readiness. Visually inspect grounds, buildings, and units regularly. Notify the Executive Team of any risk management issues.
  • Direct the implementation of LMS policies and procedures. Work within guidelines, policies, and budgets for the region/department. Ensure property compliance with LMS standards.
  • Collaborate with the Operations Support team to develop and implement new procedures, forms, reports, etc. for a consistent management platform across the portfolio.
  • Complete quarterly Regional Manager Inspections for each asset and communicate concerns to the Executive Team.
  • Represent the Company professionally with clients; participate in property owner meetings and communicate owner/asset manager directives to the President and Executive Team.
  • Complete market studies for each property monthly (more frequently for priority properties).
  • Negotiate contracts to secure best quality and pricing; identify opportunities for national account programs.
  • Oversee capital projects and coordinate with the Property Improvements Department to ensure timely completion within budget and in the best interest of the property’s financial goals.
  • Review property financial performance monthly and communicate concerns to the LMS Executive Team; review monthly variance reports for owner reporting.
  • Review weekly and monthly reporting for accuracy and representation of LMS Residential Partners.
  • Ensure accurate entry of traffic, leasing, receipts, payables, and maintenance requests in Yardi; review and approve accounts payable and adherence to pricing.
