Position: Maintenance Worker II - Full Time
Location: Maryland Heights

Performs a variety of skilled work in preventive maintenance, repairs, inspection and testing of facilities equipment, furniture, fixtures and vehicles, completing work logs including but not limited to: carpentry, electrical, plumbing, painting, grounds, masonry HVAC and equipment.

Schedule is Monday-Friday with occasional weekends. Shifts can either be 6am-2:30pm or 7am-3:30pm

Duties and Responsibilities:
  • Performs a variety of skilled work in preventive maintenance, repairs, inspection and testing of facilities equipment, furniture, fixtures and vehicles, completing work logs including but not limited to:
    • Carpentry:
      Performs rough and finished carpentry, repair of structures such as partitions, walls, doors, fences, window frames, roofs, flooring etc.
    • Electrical:
      Performs basic electrical installation and repair work in wiring for switches, outlets, plugs, lighting and cables. (Must be approved prior to any electrical work being performed)
    • Plumbing:
      Identifies and performs basic repairs of plumbing leaks or breaks, including irrigation system, opens clogged lines and drains, replaces fixtures, washers and other minor parts.
    • Painting:
      Performs drywall repair, applies and prepares various surfaces for paint, enamel, lacquer, varnish, or stain and repairs wall coverings.
    • Grounds:
      Maintains proper appearance of grounds and keeps walkways and parking areas free of debris, snow and ice.
    • Masonry:
      Lays forms, mixes, pours, and finishes concrete for buildings, sidewalks and slabs.
    • HVAC:
      Performs minor HVAC repairs and adjustments including but not limited to: pumps, motors, adjusting and calibrating thermostats, pneumatic controls, repairing water, gas, electric and air pipes.
    • Equipment:
      Performs repairs on equipment and furniture (i.e. wheelchairs, kid carts, beds, chairs etc.).
    • Pool and equipment:
      Perform repairs on pool and equipment, maintains pool, water chemistry and equipment and be required to attend and pass Certified Pool Operator course.
  • On Occasion, works with contracted service personnel performing repairs.
  • Maintains work logs and records related to completed work tasks
  • Assists with patient evacuation in case of fire or other emergency and during fire drills.
  • Responsible for adhering to all safety practices and procedures.
  • Knows the mission and values of Ranken Jordan and in accordance, maintains appropriate professional behavior at all times.
  • Respond to after-hours emergencies. (covers on-call schedule)
  • All other duties as assigned by the Manager and/or Director of Facilities
Qualifications:
  • 3-5 Years’ experience in Facilities Maintenance preferred.
  • Demonstrate the correct use of chemicals, supplies and equipment.
  • Able to read, speak, write, make calculations, color vision and follow oral and written instructions (English).
  • Thorough knowledge of the materials, tools, and methods used in general building repair and maintenance.
  • Safely operate and maintain a wide range of hand tools, power tools, and other equipment required for building and equipment maintenance tasks
  • Effectively estimate the scope of work assignments and to secure the necessary tools and materials to complete each assignment.
  • Ability to learn and apply proper maintenance procedures, follow detailed instructions from manufacture and use of equipment and supplies.
  • Ability to follow procedures installing, testing, operating, or repairing equipment.
  • Ability to perform work independently.
  • Ability to use computers for data entry and daily operation.
  • General knowledge in Microsoft Office Applications (Word, Excel and Outlook.)
  • Knowledge of Building Automation Systems or ability to learn. Familiar with reading blueprints, schematics and online drawings.
Physical Demands:

These include stooping, kneeling, crouching, reaching, grasping, pulling, pushing, climbing ladders, standing, carrying, and lifting of heavy loads (up to 50 lb.). Work in various adverse conditions such as tight or enclosed spaces, heights and temperature extremes, indoors or outdoors to complete work assignments.
