Winn Companies is looking for a dependable and customer service-oriented Maintenance Technician II to join our team at The Knolls in Orange, CA. This is a 260-unit residential property.

Carpentry, electrical, HVAC, plumbing. These are some of the most important things we need to maintain our properties and keep our residents’re looking to make a difference with your apartment maintenance skills, knowledge, and excellent customer service, then we want to hear from you.

In this role, you will perform maintenance functions in the community, including rental units, residential common areas, office, grounds, and parking lots. This position requires a highly diversified base of knowledge and skills needed to maintain the property to satisfy ownership and management objectives.

The work schedule is Monday thru Friday, from 8:30AM to 5:00PM with an on‑call rotation. Please note that the pay range for this position is $22.00 to $24.00 per hour, depending on experience.

Responsibilities

  • Perform repairs in such areas as, but not limited to, appliances, carpentry, hardware accessories, masonry, painting and basic electrical, plumbing and HVAC.
  • Complete assigned service requests and repairs consistent with company operating procedures.
  • Assist in preparing vacant apartments for turn ready status in accordance with company standards.
  • Maintain grounds and curb appeal through landscaping and trash management activities.
  • Be available for on‑call activity during off hours and emergencies based on a pre‑determined schedule and needs.

Requirements

  • High school diploma or GED.
  • Minimum of 2 years’ experience in HVAC, basic electrical, basic plumbing, minor fixes such as patching a wall, fixing a doorknob, etc. preferably in residential or affordable housing maintenance.
  • Driver’s license required.
  • Prior experience with REAC, INSPIRE.
  • Basic familiarity with use of computers and technology. Navigate at a basic level within web‑based applications.
  • Provide a high level of customer service to internal and external customers in a professional, service oriented, respectful manner using skills in active listening and problem solving.
