FLSA Status: Hourly/Non-exempt
Employee Status: Part-Time
Work Schedule: Regular business hours Monday to Friday and other hours intermittently or as assigned
Supervision Given: None
Supervision Received: Facilities Director, CFO/COO
Nature and Scope of Position
The Facilities Assistant works with the Facilities Director to ensure the upkeep of all buildings, vehicles, and grounds owned or rented by Magnolia. Proper upkeep of the facilities used by Magnolia is essential for the care and well-being of our clients.
Primary Qualifications
Education:
- High School diploma or GED, required.
Work Experience:
- Previous experience working in maintenance, construction, or a related field, required.
- Previous experience with developmentally disabled adults, preferred.
Certification or License:
- Current Automotive Insurance Coverage required

- Familiarity with maintenance in some or all of the following areas: plumbing, electrical, carpentry, HVAC, landscaping.
- Good written and verbal communication skills.
- Good interpersonal skills.
- Ability to work under pressure.

- Satisfactory Motor Vehicle Record.
- Ability to pass background screening including pre-employment drug test, background check, physical, and other requirements.
- Ability to be reached for assistance when emergencies arise.
- Weekend, evening, late-night work, and overtime required at times.
Job Functions
Essential Duties and Responsibilities:
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.
- Perform routine inspections of buildings, equipment, and systems
- Repair or replace broken or damaged doors, locks, windows, and screens
- Patch and paint walls, ceilings, or exteriors as needed
- Perform basic carpentry tasks such as repairing cabinets, railings, or stairs
- Address basic plumbing issues such as but not limited to leaks, clogged drains, and running toilets.
- Perform basic electrical repairs such as but not limited to replacing light fixtures, outlets, or switches.
- Replace HVAC filters, thermostats, and inspect HVAC systems
- Schedule and perform preventive maintenance on equipment and systems
- Check water heaters, boilers, and water pressure systems regularly
- Test emergency lighting and backup generators
- Clear snow and ice from walkways and driveways
- Sweep, pressure wash, and maintain sidewalks, parking areas, and patios
- Clean gutters and downspouts
- Maintain fences, gates, and outdoor recreational areas
- Conduct regular safety inspections of living areas, common rooms, and mechanical spaces
- Set up safety barriers or signage when hazards are present
- Coordinate with pest control services when needed
- Report hazardous conditions to management
- Ensure residential units are clean, well-maintained, and in good working order
- Respond promptly to maintenance tickets from house managers or staff
- Check appliance operation (stoves, refrigerators, laundry machines)
- Secure loose handrails, ramps, and accessibility features
- Maintain confidentiality and sensitivity when entering resident-occupied areas
- Unlock and lock buildings daily, if needed
- Support event setups for events on the main campus.
- Maintain mechanical rooms, storage areas, and maintenance logs
- Maintain accurate logs of work performed and materials used
- Track and report inventory needs for tools, supplies, and replacement parts
- Communicate effectively with supervisors and team members
- Provide updates on large repair projects or downtime for systems
- Complete work orders via mobile app or paper system
Other Functions
- Understands and complies with Magnolia’s mission, vision, and values.
- Maintains a professional image as a representative of Magnolia.
- May need to evacuate with Magnolia clients and staff in emergency situations.
- Performs other related duties as assigned.
