Salary Range: $5,998.00 per month to $8,737.00 per month.
PLEASE NOTE: The starting salary placement depends on qualifications and experience and is anticipated to be in the range of $5,998.00 per month to $7,457.00 per month (Step 1 - Step 12).

About the Position

The Building Service Engineer completes independent and on-going performance of maintenance and repair work on a wide range of heating, ventilating, plumbing, electrical, mechanical, refrigeration, air conditioning, and water systems. Building Service Engineers perform work on complex refrigeration and air conditioning systems.

Under general supervision, the Building Service Engineer (BSE) independently performs ongoing preventive and corrective maintenance, troubleshooting, and minor repair on a wide range of campus mechanical systems, including heating, ventilating, plumbing, electrical (as related to HVAC), refrigeration/air-conditioning, and water systems. Uses the campus building automation system (BAS) to diagnose issues, adjust setpoints/schedules, and optimize comfort and energy use; responds to service requests;

tests and chemically treats boiler/condenser/cooling-tower water; and maintains logs and records in the campus CMMS (TMA). May rotate through central plant and building utility rooms and may provide instruction to semi-skilled staff. Responds to campus emergencies as essential personnel.

Responsibilities

Preventive Maintenance and Inspections

  • Perform daily/weekly/monthly/annual PMs and building walk‑throughs.
  • Inspect, test, calibrate, and service HVAC/mechanical equipment (pumps, fans, AHUs, boilers, chillers, cooling towers, heat exchangers, VFDs, valves, and related controls).
  • Replace consumables and wear parts (belts, filters, seals, bearings).
  • Document PMs and findings in the campus CMMS (TMA).

Troubleshooting and Corrective Maintenance

  • Diagnose and repair issues in steam, natural gas, water, refrigerant, air, and oil distribution systems.
  • Perform minor electrical work associated with HVAC (e.g., fuses, disconnects, motor starters) within training/authorization.
  • Coordinate parts procurement and communicate repair status to customers/supervisor.
  • Support shop projects and small in‑house upgrades within scope.

BAS Monitoring and Adjustments

  • Use BAS to monitor trends/alarms and to adjust sequences, schedules, and setpoints per standards to maintain comfort and conserve energy.
  • Escalate advanced control strategy/programming issues to Facilities Control Specialists or contractors.

Customer Service, Documentation, and Training

  • Close work orders with complete notes, labor, and parts in TMA.
