Role Description
Gill Group is seeking a Property Condition Assessor / Capital Needs Assessor to support multifamily and commercial real estate transactions. This full-time role focuses on conducting capital needs assessments and preparing clear, well-organized reports that support valuation and consulting deliverables.

Key Responsibilities Capital Needs Assessments & Analysis- Conduct capital needs assessments for multifamily and commercial properties
- Evaluate building components and systems, including roofs, exteriors, interiors, mechanical, electrical, plumbing, and site improvements
- Identify immediate and long-term capital repair and replacement needs
- Develop cost estimates and replacement schedules for capital items
- Prepare clear, concise, and well-organized capital needs assessment reports
- Draft narrative descriptions of property condition and capital recommendations
- Ensure reports are accurate, consistent, and compliant with company standards
- Organize supporting documentation such as photographs, tables, and exhibits
- Perform on-site property inspections and document findings
- Collect and verify data required for capital needs analysis
- Coordinate inspection schedules as needed
- Work closely with appraisers, analysts, and administrative staff to support valuation assignments
- Communicate findings, assumptions, and timelines clearly with internal team members
- Meet project deadlines and contribute to efficient report delivery
- Assist in refining capital needs templates, cost libraries, and reporting processes
- Maintain organized digital project files in accordance with company standards
- Minimum 3 years of experience preparing capital needs assessments or property condition reports
- Strong report writing and technical documentation skills
- Experience evaluating multifamily and/or commercial real estate properties
- Knowledge of building systems, useful lives, and capital replacement costs
- High attention to detail and strong organizational skills
- Ability to manage multiple assignments and meet deadlines
- Proficiency in Microsoft Office (Word, Excel, Outlook)
- Comfortable working in a deadline-driven, professional office environment
- Experience supporting real estate valuation or appraisal reports
- Familiarity with lender, investor, or agency capital needs standards
- Degree in Construction Management, Engineering, Architecture, Building Science, or a related field
