Whatis an Occupancy Verification?
Mortgage lenders require periodic updates on their properties. The purpose of the property inspection is to verify occupancy and report on the general condition of the property using a mobile application.
Most inspections are exterior only; about 10 % require interior photos after the property has gone vacant.
We contract with inspectors at a county level. Inspectors are responsible for completing all inspections in their assigned county.
Responsibilities- Complete each inspection within 5‑6 minutes.
- Submit the inspection within 4 days of assignment.
- Report general property conditions and determine occupancy based on industry standards.
- Take 9+ photos of the property with brief comments.
- Complete a short form in the mobile app.
- Drive extended periods of time with numerous stops during the day in the assigned territory.
- Computer with a reliable internet connection.
- Reliable vehicle with good fuel efficiency (you will be paying your own gas).
- Smartphone (Android or iPhone).
- Printer.
- Passed standard background check using a valid driver's license.
This is a 1099 position with a flat rate per inspection. Rates vary by county and volume. Although you are paid per inspection, you can earn an equivalent of $30‑$40 per hour.
Depending on county density, you can complete anywhere from 20 to 500 inspections per month, working approximately 2‑30 hours per week. Lower volume counties have higher rates; higher volume counties have lower rates. There is no minimum inspection count per month; the work is consistent month to month.
Earn more as you become established, increase availability, or cover a larger territory. No additional mileage reimbursement beyond the flat fee per inspection.
