Position OverviewThe Senior Project Manager (SPM) is a key leadership role responsible for overseeing all phases of ground‑up multifamily construction projects—from preconstruction through closeout. This position ensures projects are delivered safely, on schedule, within budget, and to the highest quality standards. The SPM serves as the primary point of contact for owners, design teams, consultants, and subcontractors, driving communication, accountability, and project success.
The ideal candidate brings deep experience in Type I–V multifamily construction, strong financial and contractual acumen, and the ability to lead complex projects ranging from $20M to $100M+ across Southern California.
Key Responsibilities- Lead all phases of ground‑up multifamily projects, including preconstruction planning, procurement, construction, and turnover.
- Develop and manage project schedules using CPM methodologies; ensure alignment with field operations and subcontractor sequencing.
- Oversee project budgets, cost forecasting, and financial reporting; proactively identify risks and implement mitigation strategies.
- Ensure strict adherence to contract documents, building codes, and jurisdictional requirements across Southern California municipalities.
- Drive quality control processes, including mock‑ups, inspections, testing, and punchlist management.
- Serve as the primary liaison for owners, developers, architects, engineers, and third‑party consultants.
- Lead OAC meetings, prepare progress reports, and maintain transparent communication throughout the project lifecycle.
- Build and maintain strong client relationships that support repeat business and long‑term partnerships.
- Mentor and oversee project engineers, assistant project managers, and administrative staff.
- Partner closely with superintendents to ensure seamless coordination between office and field operations.
- Promote a culture of safety, accountability, and continuous improvement across the project team.
- Lead subcontractor procurement, including bid leveling, scope review, and contract negotiation.
- Collaborate with safety teams to enforce site‑specific safety plans and ensure compliance with Cal/OSHA regulations.
- Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or related field is preferred
- 8–10+ years of progressive experience in commercial construction, with at least 3 years managing ground‑up multifamily projects as a PM or SPM.
- Proven track record delivering podium, wrap, garden‑style, or mixed‑use multifamily projects in Southern California.
- Strong understanding of Type I–V construction, structural systems, MEP coordination, and building envelope best practices.
- Proficiency in Procore, Bluebeam, MS Project or P6, and Microsoft Office Suite.
- Exceptional communication, negotiation, and leadership skills.
- Ability to manage multiple priorities in a fast‑paced environment while maintaining attention to detail.
