Assistant Community Manager

The Assistant Community Manager works under the supervision of the Community Manager to oversee the everyday operations and financial functions of the housing community. The role focuses on delinquency and rent collection to optimize the property's cash flow and financial position, and manages all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management when the Community Manager is absent.

Experience

Requirements
  • Minimum of 1 year experience with affordable housing programs, including: LIHTC, HUD (Project‑Based Section 8, Section 236, PRAC, 811 PRA, USDA‑Rural Development (515), HCD, HOME Funds and Bonds)
  • Affordable Housing Accreditation (HCCP, HCP‑E, COS, BOS, TCS, CPO) or other applicable designations are preferred but not required.
Essential Duties & Responsibilities Financial Management
  • Post all payments and income received from current and non‑current residents accurately, timely, and efficiently.
  • Process and reconcile daily account receivables.
  • Follow up on bad debt, prepare late notices, contact residents and guarantors, and file evictions.
  • Help the property meet budgeted revenues, expenses, and net operating income.
  • Post all charges to resident accounts, including utility billbacks where applicable.
  • Perform all end‑of‑month closing procedures and reporting.
  • Maintain accurate records and audit resident files.
  • Walk units, post move‑out charges, statements, and security deposit refunds.
Personnel Management
  • Regular daily onsite attendance is required.
  • Screen, hire, train, coach, and develop onsite staff consistently with company directives.
  • Provide ongoing training, coaching, counseling, and guidance to ensure staff compliance with training benchmarks.
  • Promote harmony and quality job performance through effective leadership.
  • Ensure staff compliance with company policies and procedures.
  • Implement strategic leasing management: upon onboarding, follow closing, documentation, reporting, and marketing strategies.
  • Handle resident complaints, concerns, and requests to ensure satisfaction.
  • Develop and implement resident retention programs.
  • Effectively show, lease, and move in prospective residents.
Administrative Management
  • Provide excellent customer service and monitor maintenance service request turnaround.
  • Maintain property appearance and ensure timely repairs through regular inspections.
  • Assist in supervision of all business functions related to operations.
  • Plan and utilize property resources, equipment, and supplies economically, obtaining bids/prices from vendors and contractors.
Education & Experience
  • High School Diploma or Equivalent;
    Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training.
  • Basic computer skills required; ability to use onsite software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regularly required to remain in a stationary position; standing or sitting for prolonged periods, repeated motions, and assessment of work accuracy.
  • Frequently required to move from one worksite to another.
  • Occasionally required to ascend/descend ladders, stairs, scaffolding, ramps, and perform tasks in various environments, including confined spaces and heavy lifting up to 25 lbs.
