Position

Purpose

This safety sensitive position is responsible for maintenance of the residential apartment’s homes, public space, outside grounds and equipment. Supervise and manage all employees connected with these areas to ensure adherence to company guidelines and achieve excellent customer satisfaction. Each community location has pre-designated office hours which this position will need to accompany to ensure community operations are functioning effectively.

Key Contributions
  • Management:
    Supervision and work direction to housekeeping/janitorial, maintenance technicians, caretakers and grounds keeping, as delegated by Community Manager.
  • Property Appearance/Upkeep:
    Keep the property in a neat, clean, and well-maintained condition. Daily exterior and interior inspections of the community to assure maintenance and cleanliness procedures are being followed. Cross utilization of Groundskeeper duties may be required.
  • Preventive Maintenance:
    Execute and document preventive maintenance program for resident apartments, public spaces, and equipment.
  • Purchasing/Maintenance Inventory:
    Maintain proper amount of parts and supplies in-stock in a well organized and clean manner following the purchasing guidelines of the company.
  • Pool Maintenance (if applicable):
    Completion of daily chemical inspections, maintenance and cleaning to meet city codes and company standards.
  • Customer Service:
    Ensure that the property meets and exceeds company standards for resident satisfaction and is available for on-call emergencies (i.e., snow removal) per Community Manager's request.
  • Perform other duties as needed.

Position Requirements

Education:

High school diploma or GED required. Pool and HVAC certification preferred; boiler certification if appropriate.

Experience:

Three plus years maintenance experience in residential property.

Physical & Cognitive:
Frequent standing and walking, as well as occasional sitting. Ability to lift, push, pull, and carry up to 110 pounds. Occasional squatting, reaching, stooping, climbing stairs/ladders, and balancing.

Driving Requirements (if applicable)
  • Driver must have a valid driver’s license and acceptable motor vehicle record with company insurance carrier.
  • Driver must have reliable means of transportation.
  • Driver must have the ability to be insurable at standard rates for driving.
  • Driver must provide proof of personal auto liability insurance when using vehicles for company business.

To be hired, candidates will be required to successfully complete a background investigation, drug screen, and a physical demand analysis; when applicable.
