Overview

Brasa Capital Management is a West Coast focused real estate private equity firm pursuing opportunistic debt and equity transactions. Brasa manages discretionary investment funds and separate account vehicles for institutional and private capital partners. Brasa recently closed its third fund (Brasa III) and is actively hiring to support growth.

Brasa is seeking an additional Vice President or Senior Vice President to join its Investments Group. Working closely with the senior leadership and Managing Director of Acquisitions, the primary responsibilities range from sourcing and underwriting to closing and asset management. The position provides exposure to all property types and major MSAs across the Western U.S. and Texas. The successful SVP candidate will likely come from a best-in-class investment manager, private equity firm, investment bank or REIT.

This role requires experience in primary U.S. investment markets (west coast experience is required) with multi-asset class knowledge. Exposure to industrial, multifamily, office, and development investments is ideal. The role offers upward mobility within a growing organization and will operate within a team of motivated individuals. The position is based in Los Angeles, CA and is in-office 4 days per week.

Key Responsibilities / Duties
  • Transaction Evaluation and Execution (60%)
    • Identify real estate strategies and thesis to create and maximize value in new acquisitions across asset types.
    • Develop and nurture relationships with developers, brokers, operators, capital partners (debt and equity), market makers, and government officials to identify and execute opportunities.
    • Lead evaluation and underwriting of opportunistic real estate acquisitions, joint ventures, subordinate debt, and note acquisitions.
    • Fluently handle key legal documents related to real estate investments and financing.
    • Model, sensitize, and interpret investments using Argus and Excel with analysts; present analyses to the Investment Committee and stakeholders.
    • Manage the acquisition process from initial outreach to closing, including structuring, financing, and negotiations.
    • Negotiate final acquisition price with sellers, coordinating with brokers.
    • Coordinate due diligence activities and schedule closings for acquisitions; conduct on-site due diligence as needed.
    • Work with lenders / financing brokers on new loans as needed.
    • Assist in preparing fund offering materials, investor presentations, due diligence questionnaires, and acquisition proposals; contribute to quarterly investor letters and reporting materials.
  • Portfolio and Asset Management and Dispositions (20%)
    • Manage leasing, capital and development plans; prepare business plan updates and valuation analyses for portfolio assets.
    • Report on financial performance with model updates and market data analyses; track deals and compare results to pro forma.
    • Oversee development work streams and coordinate between Design/Construction and investment teams.
    • Monitor assets for financial covenant compliance; make refinancing, recapitalization, or exit recommendations.
    • Manage asset dispositions: select brokers, review content, determine marketing methods and pricing, and lead negotiations through to closing and post-closing activities.
  • Market Research (10%)
    • Research market conditions and trends; track vacancies, absorption, rents, and new construction; summarize insights for acquisition and portfolio strategy.
    • Evaluate competitive properties, comps, economic drivers, and historic market rents.
    • Produce quarterly consolidated economic research reports.
    • Complete market visits to establish relationships and form opinions on submarkets and asset targets.
  • Employee Management (10%)
    • Act as a player/coach, participating in training and managing junior personnel as they gain experience.
    • Evaluate and manage analysts/associates; conduct performance evaluations and provide coaching and project leadership.
Qualifications / Professional Attributes
