Location: California

Our client, an established commercial retail owner/operator, is in search of an experienced Construction Manager to join their team in Orange County.

Job Summary:

Provide support of the Development Department by managing project assessments, construction budgets & cost control, contractors, and construction management consultants.

Essential Functions:
  • Review landlord work letters, drawings, specifications and constructibility
  • Develop preliminary budgets, coordinate value engineering, and cost optimization
  • Assist with bid packaging and contractor/ subcontractor selection.
  • Manage and review project construction costs relating to build out of tenant spaces comparing to competitive costs in the retail construction industry.
  • Construction cost analysis, project budget preparation, ensure cost align with contracts, scopes, and approval.
  • Manage project assessments to confirm existing conditions and identify required improvements in accordance with the Landlord Work Letter then prepare summaries outlining scope requirements and associates budgets to achieve compliance.
  • Conduct project kick-off calls, conduct jobsite meetings, and progress reviews.
  • Ensure quality control and adherence to approved plans
  • Conduct final project walks to confirm landlord’s work is complete and turnover to tenant
  • Create Project Schedules in Microsoft Project outlining the critical path items, monitoring schedule adherence and milestone completion
  • Assist when needed with tenant challenges to complete their improvements.
  • Organize and set up each project prior to starting design work and coordinate with architects, engineers, inspectors, and AHJs
  • Proactively document and communicate all project issues/challenges/problems to development team members then provide plan to resolve in a timely manner to prevent project delays and added costs.
  • Maintain project documentation (RFI’s, Submittals, Change Orders).
  • Confirm and monitor all tenant turnover dates to ensure they are met.
