Join J&A, Inc. as a Site Manager responsible for the operations of the apartment complex.

  Activities:
  
  respond to inquiries, show vacancies, comply with HUD, RD, LIHTC regulations regarding income certifications, maintain waiting lists, conduct marketing outreach, verify tenant income, prepare and process leases and security deposits.
• Rent Collections: collect and post security deposits and rent, issue receipts, ensure timely bank deposits, negotiate overdue rent schedules, issue notices.
• Administration: maintain positive customer service attitude, open office on time, enforce lease agreements and house rules, provide on‑site emergency coverage if applicable, conduct annual income recertifications, attend corporate management meetings.
• Property Maintenance: supervise staff, monitor contracted services, conduct move‑in/move‑out inspections, perform daily curb‑appeal inspections, obtain bids, purchase supplies, prioritize work orders, arrange monthly inspections, maintain structural data, conduct annual unit inspections, ensure common areas are clean and safe, maintain pest‑free environment.
• Record‑Keeping/Reporting: maintain accurate accounting records, conduct quarterly calendar activities, communicate operational challenges to Regional Manager, report liability and incident events, maintain written records of key events, provide monthly formalized summary of building operations.
• Other Duties: meet tenants for informational purposes, participate in disaster and emergency preparedness planning, perform duties assigned by Regional Manager.

• Employee of J&A, Inc., compensated with a salary determined by the company.

• If required to live on‑site, provided a free rental unit during employment; tenancy ends upon termination.

• High school diploma or equivalent.
• Experience (2+ years preferred) in LIHTC property management.
• Knowledge of Microsoft Office Suite and property management software (e.g., Yardi, Real Page).
• Valid state‑issued driver’s license.
• Basic bookkeeping knowledge.
• Certification or training in property management, LIHTC, COS, or RD.
• Knowledge of HUD, RD, and LIHTC guidelines and IRS rules.
• Knowledge of local, state and federal safety regulations and building codes.
• Good written and verbal communication skills.
• Ability to interact with staff, tenants, agencies, contractors, attorneys, and owners.
• Ability to take initiative and think independently.

• Experience in re‑certification.
• Knowledge of Section 8, RD, HUD, and Tax Credit regulations.
• Background in supervision and proven track record.
• Community services background related to specific tenant populations (e.g., handicapped, elderly, homeless, veterans).

• Complexity: requires ongoing education to keep up with changing regulations and HUD guidelines.
• Scope and effect: as the most visible representative, the manager’s proficiency strongly impacts property success.
