The Opportunity

The Building Operator is the primary on-site authority responsible for the safe, efficient, and compliant operation of a large open-air retail centre. This is a stand-alone role with full accountability for building systems, exterior assets, vendor management, and tenant support. The centre includes large-format tenants, expansive parking areas, and limited enclosed common space, requiring strong technical judgment, vendor coordination, and independent decision-making.

This role is hands-on, operationally focused, and highly autonomous.

Key Responsibilities

Building & Site Operations

  • Operate, monitor, and maintain all base building systems, including HVAC (limited enclosed areas), electrical, lighting, fire/life safety, irrigation, and drainage systems
  • Oversee exterior assets: parking lots, sidewalks, roadways, landscaping, snow removal, lighting, signage, and building envelopes
  • Conduct routine inspections to identify deficiencies, safety risks, and maintenance requirements
  • Respond to building issues, alarms, and service requests during business hours and on-call as required
  • Vendor & Contractor Management

  • Act as the primary point of contact for all external service providers
  • Manage vendors across landscaping, snow removal, waste management, line painting, paving, security, fire protection, and mechanical services
  • Review scopes of work, monitor performance, ensure service level compliance, and escalate issues as needed
  • Verify work completion, quality, and adherence to safety and site standards
  • Tenant & Stakeholder Support

  • Support large-format tenants with base building-related operational issues
  • Coordinate access, inspections, and work impacting tenant spaces or common areas
  • Maintain professional relationships with tenants, property management, and external partners
  • Health, Safety & Compliance

  • Ensure compliance with fire code, life safety requirements, and local regulations
  • Conduct regular safety inspections and address hazards proactively
  • Maintain logs, inspection records, and incident reports
  • Participate in emergency response planning and execution
  • Administration & Reporting

  • Track operating expenses and site-level maintenance budgets
  • Monitor vendor costs against approved budgets and service contracts
  • Order supplies, materials, and equipment required for day-to-day site operations
  • Review, code, and process vendor invoices for accuracy and approval
  • Maintain accurate records for work orders, inspections, preventive maintenance, and vendor activity
  • Provide regular operational and financial updates to Property Management, including variance explanations when required
  • Qualifications & Experience

  • 5+ years of experience in building operations, preferably in retail, open-air, or mixed-use commercial environments
  • Strong experience managing external vendors independently
  • Solid technical knowledge of building systems, with emphasis on exterior infrastructure
