* JOB PURPOSE:
** The Building Management System Engineer is responsible for overseeing the maintenance and optimization of SCADA systems, ensuring air treatment systems, fire scenarios, and electromechanical assets are functioning safely, efficiently, and reliably. The role involves managing both preventive and emergency maintenance, leading a team of technicians, ensuring compliance with safety and regulatory standards, and supporting new building management projects, sustainability initiatives, and commercial ventures.
** RESPONSIBILITIES/DUTIES
**** Maintenance Activities*
* • Maintain BMS software and hardware components, ensuring the control and monitoring systems for air treatment remain fully operational.
• Execute preventive maintenance schedules for BMS, including system checks and updates to avoid malfunctions.
• Inspect the utilization and integration of fire scenarios through SCADA systems.
• Implement routine inspections and maintenance tasks on BMS systems, ensuring all parts are functioning properly and safely.
• Monitor and inspect fire scenarios regularly to ensure the safe operation of stations.
• Monitor and report the status of all electromechanical equipment on the SCADA system.
• Monitor inventory of materials and equipment.
** Troubleshooting and Repair*
* • Manage and supervise repair works on damaged assets using the proper tools and equipment.
• Perform emergency repairs promptly and efficiently.
• Perform corrective maintenance, quickly tracking and resolving malfunctions.
• Assist in the rehabilitation of existing railway assets to extend their service life and improve safety.
• Perform all necessary installations, inspections, tests, and maintenance as required.
• Analyze and report on asset conditions through detailed assessments and evaluations to determine necessary interventions.
• Assist and support in the integration of all electromechanical units with the SCADA systems.
** Technical Analysis*
* • Conduct performance analysis and simulations to optimize system efficiency and functionality.
• Respond to BMS failures that impact electromechanical equipment by diagnosing root causes and recommending corrective actions to restore system functionality and smooth operations.
• Analyze and respond to failures in fire scenario activation and tests.
• Contribute to the development of the maintenance budget and ensure compliance.
** Team Management*
* • Manage BMS assistant technicians, technicians, and Supervisors, collaborating with contractors and other engineering disciplines.
** Documentation*
* • Prepare technical documentation, including design reports, specifications, and user manuals.
• Track maintenance logs, equipment failures, and corrective actions taken, ensuring that all information is recorded accurately for future reference.
• Validate and report accurate records of inspections, maintenance activities, and repair works performed on CMMS systems.
• Analyze and report the condition of railway structures, including recommendations for future maintenance or upgrades.
• Manage team rosters and shifts.
** Collaboration*
* • Work with technicians and other engineers to ensure the timely resolution of BMS maintenance issues.
• Interface with operations and maintenance teams to facilitate their activities.
• Collaborate with maintenance and operational teams regarding SCADA assets and fire scenario inspections.
• Monitor the performance of the BMS and suggest improvements to ensure air treatment systems operate efficiently.
• Participate in the development and implementation of goals, objectives, and policies.
** Field Survey and Assessments*
* • Conduct field surveys and assessments to gather data for engineering studies or project planning.
• Support the implementation of new projects by providing insights into existing infrastructure conditions.
** Emergency Response*
* • Respond promptly to service calls.
** Inspection*
* • Carry out regular inspections to assess the condition of equipment and ensure compliance with safety standards.
