Overview

Thies & Talle Management, Inc. is seeking a Full-time Maintenance Technician to work at three apartment communities located in Breckenridge, MN and Enderlin, ND. This position is responsible for the maintenance of the apartments, common building systems and grounds. Duties include apartment turnover maintenance. Must be detail oriented and possess skills in customer service. Appliance repair, plumbing, electrical and carpentry experience is required.

On-call hours are also required. Wage depends on experience. Excellent benefits! Equal Opportunity Employer.

Base pay range

$23.00/hr - $25.00/hr

Summary

The Maintenance Technician provides repair and preventive maintenance of all buildings on-site for which they are responsible, including maintaining the lawn and surrounding property. This role upholds company standards with regard to budgets, maintenance, and upkeep guidelines and applicable laws. The Maintenance Technician communicates regularly and effectively with residents, staff, and all levels of management.

Essential duties and responsibilities
  • Maintenance Technicians are periodically required to be “on-call” and to respond to emergency maintenance requests or resident needs at the property. On-call radius and conditions are determined by the supervisor.
  • Perform lawn care, including mowing, trimming, seeding, sodding, repairs and winterizing.
  • Maintain exterior of buildings including repairs, painting, window rescreening, etc.
  • Keep occupied units in good condition in compliance with codes to maintain resident satisfaction and prepare unoccupied units for move-in, including repair and maintenance of appliances, plumbing, electrical and lighting systems, heating/cooling, walls and flooring, sprinkler systems, doors, cables, and other carpentry as needed.
  • Perform snow and ice removal from sidewalks, driveways, and common areas.
  • Replace unit locks on rentals and turnovers to maintain security of premises.
  • Coordinate and oversee work of sub-contractors hired by the company.
  • Perform small motor repairs and maintenance on equipment (lawnmowers, tractors, snowblowers, chainsaws, etc.).
  • Purchase approved supplies and materials for maintaining property.
  • Maintain knowledge of and operate electrical, mechanical, plumbing, building, carpentry, and heating equipment; diagnose and troubleshoot malfunctions and implement solutions.
  • Assist in periodic unit inspections to identify and address short-term repair needs, housekeeping and sanitation issues, and long-term capital needs.
Secondary duties and responsibilities
  • Purchase and collect approved parts and materials.
  • Coordinate with painters, carpet installers, and other contractors as necessary.
  • Prepare and maintain paperwork such as invoices, service requests, and timesheets.
  • Transport materials to landfill.
  • Consult with vendors to obtain best value for goods and services.
  • Stay informed on changing codes and implement necessary site changes.
  • Communicate maintenance needs and tenant issues to management.
Supervisory relationships

The Maintenance Technician reports to the Property Manager and does not supervise other employees.

Qualifications

Education and Experience: High school diploma and two to three years of experience as a general maintenance mechanic or related occupation, or a combination of education and experience providing equivalent knowledge. A driver’s license and transportation is required. Other formal maintenance training and certifications are desirable. If working on boiler systems, a state boiler license or ability to obtain one is required upon employment.

Ability to perform basic arithmetic in all units of measure.
