KEES is seeking a detail‑oriented and analytical Revenue Analyst to support pricing, availability, and distribution strategies across a diverse portfolio of vacation rental properties. This role focuses on executing revenue strategies to maximize occupancy and revenue across hotel‑style accommodations, condos, and single‑family homes ranging from studio to 24‑bedroom units.
Pay range: $22 - $25 per hour based on experience
Key Responsibilities- Execute daily rate, availability, and minimum length of stay (MLOS) updates across all channels
- Monitor booking pace, occupancy, ADR, and market conditions to support pricing decisions
- Optimize OTA and direct listings to ensure accuracy, competitiveness, and strong conversion
- Maintain rate parity and troubleshoot channel discrepancies
- Implement promotions, discounts, and targeted offers
- Analyze revenue performance and prepare regular reports and insights
- Identify underperforming units and recommend pricing or promotional adjustments
- Collaborate with Guest Services, Owner Services, Marketing, and Operations teams to align revenue strategy with operational needs
- Support special projects related to revenue tools, systems, and process improvements
- 1–3 years of experience in revenue analysis, pricing, hospitality, or vacation rentals
- Expert-level proficiency in Excel (data analysis, formulas, reporting)
- Strong familiarity with OTAs such as Vrbo, Airbnb, , and Expedia
- Strong analytical skills with the ability to interpret data and trends
- High attention to detail with excellent organizational and time‑management skills
- Ability to thrive in a fast‑paced, deadline‑driven environment
