Overview
Minikahda Court Apartments is seeking a Full-time Maintenance Technician II to lead their facility & ground maintenance operations. This 125-unit complex is located in the Wolfe Park neighborhood in St. Louis Park, MN, surrounded by landscaping and mature trees, Bass Lake Nature Preserve (connecting to Hennepin County Three Rivers trail system) or Bde Maka Ska just minutes from your front door.
As a Maintenance Technician II, you will be responsible for providing unparalleled service to our residents by maintaining and improving the overall appearance of the property. This role requires technical skills as well as a passion and instinct for caring to change lives and strengthen teams.
Shift: Full time with on-call rotation.
Wage: $30/hour

- Ensure the physical aspects of the apartment meet company standards and applicable laws by diagnosing problems, making repairs, tracking accomplishments and performing necessary follow-up
- Ability to troubleshoot and repair appliances, HVAC systems, plumbing and electrical
- Prepare unoccupied apartments for occupancy by performing electrical, HVAC, EPA, plumbing, carpentry, appliance repair, painting and general cleaning; complete turnover tasks as directed
- Assist the Property Manager or other team members with special projects or requests
- Contribute to occupancy goals by effectively performing maintenance duties that promote a quality living experience for residents
- Complete maintenance service requests, document status, and ensure follow-through
- Perform electrical repairs on appliances, fixtures, switches, outlets, install ceiling fans and indoor/outdoor light fixtures
- Repair air conditioning, heating, and refrigeration units (refrigerant recovery requires proper certification)
- Perform plumbing work including clearing stoppages, fittings, faucets, toilets; complete minor re-piping including soldering of copper pipes
- Replace broken glass, tile, carpet, screens, disposals, fixtures, appliances, draperies, locks
- Perform carpentry work such as repairing/replacing doors, windows, closet bi-fold or sliding doors and building shelves
- Repair concrete steps, stoops, patios, fencing, and signage as required
- Paint and decorate apartments and hallways as directed by management
- Complete appropriate apartment make-ready procedures for move-ins within established turnover time frames
- Oversee work of sub-contractors hired by the company
- Maintain daily maintenance of grounds and common areas including lighting, snow removal, trash removal, and vehicle maintenance
- Perform snow and ice removal tasks, including snow blowing, shoveling, salting, and de-icing on sidewalks, parking lots, and common spaces
- Replace apartment locks on rental units and unoccupied units to ensure security
- Ability to troubleshoot and repair or perform maintenance on indoor or outdoor pools or spa equipment, if applicable (pool equipment maintenance requires proper certification)
- Contribute to achievement of financial goals through high productivity and cost awareness without compromising quality
- Manage materials and maintain efficient use of maintenance equipment
- Perform scheduled maintenance on equipment per manufacturer recommendations and operation manuals (boilers, hot water heaters, lawn equipment, vehicles)
- Keep records regarding preventive maintenance, service requests, and inventories
- Periodically inspect resident-occupied or unoccupied apartments, buildings, and common areas; perform repairs as necessary
- Attend and participate in training seminars as required
- Maintain shop and storage areas in neat, orderly, and safe condition
- Stay informed on changing building codes and discuss impacts with the Property Manager
- Interact positively with residents to maintain high levels of satisfaction
- Demonstrate professionalism and integrity as a community representative
- Contribute to cleanliness and curb appeal of the community

- Operate in accordance with OSHA standards and company safety policies
