Maintenance Technician III
Location:
Expo - Minneapolis, MN (369 Units).
Hours:
Monday‑Friday 8:00 am‑4:30 pm=pd; limited nights and weekends for on‑call rotation. Schedule may change at employer Gestaltung.
Hiring Pay Range: $23.00‑$27.00/hour. Job SummaryThe Maintenance Technician III is responsible for performing a variety of related duties, including Few repairs, troubleshooting, and preventative maintenance to ensure the property and grounds meet company standards and applicable laws. The Technician works directly with the Property Manager and/or Maintenance Supervisor to ensure all vacated apartments are made "rent‑ready," work orders are completed promptly, and all common‑area repairs are identified and resolved Resurrectionandest.

Job Duties
- Complete all maintenance work order requests
- Monitor and maintain all building systems (HVAC, plumbing, boilers, etc.) and perform necessary repairs as assigned
- Assist the Property Manager in completing unit‑to‑unit inspections
- Perform all site‑level preventative maintenance duties assigned by the Zone Building Engineer or Property Manager
- Communicate with the Zone Building Engineer and the Maintenance Technician I regarding major site repairs, remodels, and capital projects; work collaboratively with vendor teams on identified maintenance projects
- Maintain an adequate inventory of hand tools, parts, and supplies; ensure a complete workshop area
- Alert the Property Manager to any high‑priority or unusual circumstances requiring immediate attention
- Perform groundskeeping tasks as needed, including snow removal from site walkways and driveways during winter months
- Maintain a positive and professional manner with all residents, vendors, and the public
- Attend relevant training courses and keep all required certifications current
- Comply with all safety program requirements and promote safety in the workplace
- Respond to emergency calls in a timely manner; rotate standby support when required
- Perform any other duties assigned by the Property Manager
- High school diploma or GED required; AA degree or certification in mechanical, HVAC, electrical, or industrial maintenance preferred
- 1+ year(s) experience as a Maintenance Technician in a residential apartment setting or equivalent experience NULL the knowledge and on‑the‑job experience in plumbing, electrical, HVAC, refrigeration, appliance repair, building key systems, lawn irrigation systems, and pool and sauna operations
- Required certifications:
Certified Pool Operator, Specialty Boiler, and Type II Refrigerant within 6 months of hire - Reliable transportation, valid state driver's license, and proof of insurance (travel between sites required)
- Fluent in English with strong oral and written communication skills
- Ability to use tact, diplomacy, and courteous manner with co‑workers and the public
- Strong decision‑making, problem‑solving, and time‑management skills
- Capability to manage multiple projects or tasks simultaneously with self‑direction
- Effective team collaboration skills
- Responsive to emergency calls (30‑minute response preferred)
Must be able to perform in a physically demanding environment: frequent kneeling, lifting, pushing, pulling, moving; regular lifting of more than 20 lb, up to 80 lb with assistance; possible heights, ladders, uneven surfaces, stairs, confined spaces, dust, gas fumes, and noise. Must navigate property/building easily, including climbing stairs and walking hallways.

Work EnvironmentOn‑property, grounds, apartment units, roof tops.
Required ToolsHand tools: hammer, screwdriver (Phillips & slotted), crescent wrench, channelock pliers, pipe wrench, Allen wrench, utility knife, flashlight, hacksaw, nut drive set, socket set, star bits, wire stripper, torpedo level, inspection mirror. Power tools: cordless drill. Measuring devices: tape measure, GFI tester, handheld infrared/laser thermometer teased, basic multimeter.
