The Building Maintenance Engineer reports to the Chief Engineer (if applicable) and collaborates with all Property Managers in the assigned area. The role handles a wide range of tasks, from tenant improvement work to preventive maintenance and repair of all building systems. The engineer must protect and maximize property value, provide outstanding client service, and demonstrate professionalism in all interactions with tenants and staff.
Teamwork and collaboration are essential to success.
$35‑$40 per hour. The exact rate varies by applicant’s experience, skills, abilities, geography, and market data.

Responsibilities- Operate, maintain, and log all HVAC and MEP equipment.
- Complete commercial tenant service requests and cultivate positive tenant relations.
- Perform preventive maintenance and repairs on HVAC, plumbing, and electrical systems.
- Maintain computerized or manual logs of preventive work.
- Clean and paint equipment and surrounding areas.
- Assist in ordering stock and inventory of parts and supplies.
- Respond immediately to emergencies and customer concerns.
- Review tenant improvement plans and inspect construction areas.
- Perform carpentry and snow removal as required.
- Take meter readings on all meters and equipment.
- Maintain and operate life safety/fire systems.
- Perform minor repairs on doors, hardware, locks, windows, ceilings, and floors.
- Troubleshoot, evaluate, and recommend upgrades or savings opportunities.
- Use tools and equipment for facility and ground maintenance.
- Inspect buildings, grounds, and equipment for safety and compliance.
- Comply with codes, regulations, and company directives.
- Communicate daily with property management, engineering staff, security, tenants, and contractors.
- Perform other ad‑hoc duties as requested.
- Participate in a rotating on‑call schedule after‑hours.
- Apply building automation knowledge.
- Understand OSHA guidelines and ensure equipment meets standards.
- Read and follow written and oral instructions.
- Convey thoughts and recommendations orally and/or in writing.
- Operate necessary manual and power‑driven tools.
- High school diploma or GED equivalent.
- 1‑2 years of building maintenance experience or equivalent trade experience.
- HVAC or electrical technical training preferred.
- Military or related operations experience considered.
- Ability to multitask and meet deadlines in a fast‑paced environment.
- Team‑oriented problem solver with strong communication skills.
- Maintain professional appearance and manner.
- Experience with automated building management systems.
- Ability to read mechanical, electrical blueprints and schematics.
- Effective daily time management with minimal supervision.
- Handle multiple projects, changing priorities, and heavy workloads.
- Prepared for extended work periods without relief, including overtime.
- Perform stooping, standing, climbing, and lifting up to 50 lbs.
- Carry objects up to 50 lbs. for distances up to 30 feet.
- Climb ladders and stairs.
- May perform off‑site duties with a personal or company vehicle.
- Valid driver’s license.
