Role Overview

As an Independent Contractor Leasing Agent with Corridor, you will independently manage leasing activity across one or more apartment communities. You will engage prospects, conduct showings, guide applicants through the leasing process, and represent Corridor and our clients with professionalism and integrity.

This is a commission-only role designed for licensed real estate professionals who value autonomy, accountability, and performance-based earnings.

Earning potential for full-time engagement typically ranges from $75,000 to $135,000+ annually, depending on portfolio assignment, leasing velocity, and individual performance.

Core Responsibilities:

Lead Engagement & Follow-Up
  • Independently respond to assigned leads in a timely and professional manner, consistent with client service expectations
  • Maintain clear, consistent communication with prospects throughout the leasing process
  • Manage follow-up cadence to maximize conversion while delivering a positive renter experience
Showings & Leasing
  • Conduct property tours and showcase units with confidence, product knowledge, and enthusiasm
  • Educate prospects on pricing, availability, features, and neighborhood highlights
  • Guide applicants through the application and approval process in coordination with property management teams
Market Expertise
  • Provide informed perspective on comparable properties, pricing trends, and neighborhood dynamics
  • Adapt leasing approach based on market conditions and property-specific strategies
Documentation & Compliance
  • Accurately prepare and submit leasing-related documentation as required by client and property workflows
  • Ensure all activities comply with applicable fair housing laws and real estate regulations
Professional Representation
  • Represent Corridor and its clients as a trusted, professional extension of the ownership and management team
  • Maintain ethical standards and a client-first mindset in all interactions
Qualifications
  • Active Minnesota Real Estate License (required)
  • Proven ability to work independently and manage multiple priorities
  • Strong communication skills with a consultative, service-oriented approach
  • Comfort working across multiple properties and client relationships
  • Familiarity with leasing CRMs, scheduling tools, and digital communication platforms
  • Organized, responsive, and solution-oriented under pressure

    Desire to continuously improve performance and market knowledge
Compensation & Independent Contractor Terms
  • Commission-only compensation; no base salary or hourly pay
  • Compensation structure varies by client contract and property assignment
  • Independent contractors are responsible for their own taxes, insurance, licensing, and business expenses
  • Contractors retain discretion over how services are performed, subject to client standards, legal requirements, and contractual obligations
