The firm manages condominium and community associations with a focus on consistent operations, financial accountability, and professional service delivery.

Position Summary – Community Association Manager (On-Site)

The Community Association Manager is a full-time, on-site position responsible for the daily management of a large condominium high-rise in Minneapolis, MN. This role requires strong operational leadership, staff supervision, financial oversight, and a clear understanding of condominium governance and applicable Minnesota statutes.

The Manager serves as the primary point of contact for the Board of Directors, residents, on-site staff, and vendors, ensuring that building operations, maintenance standards, and administrative requirements are executed effectively and in compliance with governing documents and state law.

Key Responsibilities
  • Oversee day-to-day operations of a large condominium property, including building systems, maintenance, and resident services
  • Directly manage and supervise on-site staff, including performance management, scheduling, training, and accountability
  • Support and advise the Board of Directors on operational, financial, and governance matters
  • Prepare and manage operating budgets, reserve planning, and financial reporting in coordination with accounting teams
  • Administer vendor contracts, bidding processes, and service performance
  • Ensure compliance with governing documents and applicable Minnesota condominium and HOA laws
  • Coordinate board meetings, agendas, and implementation of board decisions
  • Handle resident communication and issue resolution in a professional and consistent manner
  • Maintain accurate records and ensure adherence to internal policies and procedures

Skills & Qualifications
  • Operational & Leadership Experience
  • Experience managing large residential condominium or community association properties
  • Demonstrated staff management and team leadership skills in an on-site environment
  • Ability to prioritize operational issues and make sound, practical decisions
  • Condominium Knowledge
  • Strong working knowledge of condominium governance and board relations
  • Familiarity with Minnesota condominium statutes and local regulatory requirements strongly preferred
  • Experience with association budgeting, financial reporting, and capital planning
  • Comfortable reviewing financial statements, variances, and reserve funding needs
  • Strong organizational and documentation skills
  • Communication & Professionalism
  • Clear written and verbal communication skills
  • Ability to work effectively with board members, residents, vendors, and staff
  • Professional, solutions-oriented approach to conflict resolution
  • Technology
  • Proficiency with property management software and standard office systems
  • Education & Credentials
  • Bachelor’s degree strongly preferred
  • Industry designations such as CMCA, AMS, PCAM, CPM, or similar certifications strongly preferred

This position offers competitive compensation with a salary of $105,000 annually, commensurate with experience and qualifications, along with a comprehensive benefits package.
