Director of Maintenance – Minneapolis, MN

  • Lead, train, and oversee maintenance teams across the portfolio, setting clear standards and accountability
  • Ensure properties meet maintenance performance goals, unit turn timelines, curb appeal, and inspection readiness
  • Develop and manage maintenance training programs, onboarding, ongoing education, and skills assessments
  • Oversee NSPIRE inspections and ensure full compliance with all local, state, and federal maintenance regulations
  • Implement and monitor preventative maintenance programs, procedures, and best practices
  • Promote and enforce safety, health, and environmental policies, including proper PPE use and SDS management
  • Manage inventory, tools, equipment, and maintenance supplies across properties
  • Supervise staff performance, scheduling, hiring support, coaching, and development
  • Coordinate emergency response and on-call coverage; serve as a leadership contact during after-hours issues
  • Oversee building systems (HVAC, plumbing, electrical, irrigation, appliances) and vendor/contractor relationships
  • Support budgeting, cost controls, capital planning, and cost-saving initiatives
  • Collaborate with senior leadership as part of the management team to support overall operational goals
Requirements
  • Associate’s degree, trade school certificate, or diploma in a related technical field preferred
  • Minimum of 5 years of hands-on maintenance experience with building systems and preventative maintenance
  • At least 5 years of leadership experience supervising maintenance staff
  • Proven experience hiring, training, scheduling, and evaluating maintenance teams
  • Strong knowledge of multifamily maintenance operations, inspections, and regulatory compliance
  • Ability to respond to emergencies and participate in an on-call rotation
  • Valid driver’s license, reliable transportation, and required vehicle insurance
  • Ability to perform physical aspects of the role and work in varying weather conditions
