Position SummaryFor multi‑state regions: plans, oversees, and coordinates the physical workplace with the business and employee needs of Xcel Energy. Manages, develops, and implements programs to maximize the utilization of Xcel Energy portfolio assets. Manages in‑house resources and contractors associated with performing operations and maintenance functions for Xcel Energy. Provides support and process management to customers for Property Services functional responsibilities. Coordinates activities and projects to meet customer requests.
Identifies and provides services and tactical solutions in partnership with Property Services staff and business areas. Identifies and recommends office use alternatives to promote the highest use of property in assigned areas. The position represents Property Services serving as a liaison for business areas, and is the primary customer contact for Property Services. Position requires confidentiality and discretion regarding company information.
Responsibilities
- Assures the optimal function of building systems, develops short and long-term facility utilization O&M plans, manages specific projects with in-house resources or contractors, acts to ensure compliance with building codes, health and safety standards, oversees contractors for outsourced services, manages and oversees technical projects, assists with group projects if needed, responsible for cost controls associated with maintaining the facility, equipment, and furnishings.
- Supervises administrative support functions as required, administers operations and maintenance activities acquired in leases & contracts, develops policies & procedures, manages support functions as required, performs financial & technical analysis, and maintains vendor relations. Responsible for maintenance, janitorial, vending contracts, contract negotiations and enforcement of existing contract conditions.
- Provides customer support services for all Property Services functions and facility sites. Handles or directs property use issues and requests to department staff and notifies parties involved regarding status. Facilitates communication for customers and Property Services staff. Assists business units with long-term asset‑facility planning and Property Services processes. Provides input to business units regarding Property Services policy, services and budget.
- Coordinates, schedules, monitors assigned projects with internal or external sources. Communicates project status and relevant issues to customers. Ensures that business units receive the services specified under service provider contracts. Provides work direction to service providers and resolves service delivery issues raised by business units or Property Services staff. Participates in periodic staff meetings with service provider managers. Acts as liaison between contractors, internal service providers, and customers and assists in resolving issues between business units and Property Services staff and vendors.
- Develops, implements and maintains a comprehensive customer service program for Property Services customers and other users of corporate facilities, including problem resolution, training, surveying and marketing. Assists in development of internal policies and procedures. Communicates policies and procedures to customers.
- Coordinates and gathers business unit budget requests. Reviews and makes budget recommendations to business unit representatives and department staff. Gathers and provides feedback to Property Services regarding changes to budgets due to business unit needs. Provides budget and project status information to business units if necessary. Researches expense inquiries and discrepancies and resolves variances.
