Facilities

Maintenance
  • Completes general maintenance and upkeep responsibilities including minor plumbing, electrical, HVAC, light carpentry, painting and landscaping.
  • Responds to open work orders and resolves resident/tenant requests within 24 hours.
  • Prepares and turns vacated apartment units within a 24-hour period (5 days if not immediate). All vacated apartments must be painted, thoroughly cleaned, carpets shampooed and repairs completed in a timely and impeccable manner.
  • Assists in scheduling and completing preventive maintenance for buildings and building equipment.
  • Hands‑on work of all building repairs, preventative maintenance and general upkeep of the facility with special attention to more involved operations or projects.
  • Diagnoses problems, replaces or repairs parts, tests and makes adjustments.
  • Uses a variety of hand and power tools, electric meters and material handling equipment while performing duties.
  • Walks property at regular intervals (daily) to ensure resident/tenant property rules are followed and that the property is clean, orderly and in good maintenance condition.
  • Works on the last day and first day of each month until responsibilities are completed; some overtime may be required. Evening and weekend on‑call rotations as required.
  • Assists in maintaining sufficient maintenance supply stock.
  • Maintains exterior grounds and interior common areas in quality, presentable condition.
  • Supervises, coaches, directs, trains and evaluates staff; prepares and conducts employee reviews and completes time‑card approvals.
  • Supervises on‑site maintenance if utilized at assigned properties.
  • Develops specifications and continually evaluates service needs and performance in all areas of maintenance and management.
Where will this role work?

This role supports two of Sherman's affordable portfolio apartments in Downtown Des Moines:
Vine Street Lofts (109 units) & Metro Lofts (111 units).

Schedule & Hours
  • The schedule for this role will be Monday - Friday; 8 AM - 5 PM.
  • Some evening and weekend on‑call rotations are required. Ask about our new on‑call incentive program!
Minimum Qualifications
  • High school diploma/GED and completion of a craft apprenticeship, or an equivalent number of years of education and production maintenance experience.
  • 5-7 years of experience in maintenance or related carpentry/construction, ideally in residential or commercial real estate.
  • Demonstrated experience diagnosing, repairing, and maintaining common residential appliances, including refrigerators, ranges, dishwashers, washers, and dryers.
  • Working knowledge of HVAC systems, including basic troubleshooting, preventative maintenance, and coordination of repairs.
  • Special boilers license or willingness to obtain one, if applicable.
  • Must provide own hand tools.
  • Current and valid driver's license required. Must pass a Motor Vehicle Record check (MVR) and have a safe driving record.
  • Willingness and ability to run errands to hardware store for maintenance supplies, cleaning supplies, or other items.
  • Excellent verbal, written, and presentation skills; ability to communicate effectively with community tenants, vendors/external parties, and across corporate divisions.

  • Work/office hours may vary due to the specific needs of the portfolio.
Work Environment
  • While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The noise level in the work environment and job sites can be loud.
