Location: Minneapolis, MN
Hours: Monday – Friday, 8:00 am – 4:30 pm (with occasional on‑call support every 6 weeks)

Position SummaryThe Maintenance Supervisor works directly with onsite Maintenance Technicians to ensure that all work is completed accurately and in a timely manner. The supervisor manages the maintenance and grounds team, assigns duties, monitors performance, and ensures compliance with company Core Values. Required certifications include Certified Pool Operator, Type II EPA Refrigerant Certification, and a Special Boiler’s License (in some locations).
Key Responsibilities- Manage and develop the maintenance and grounds team assigned to the site.
- Ensure all staff are fully trained and perform performance reviews.
- Delegate work responsibilities and confirm tasks are completed accurately and on time, including work orders and apartment turns.
- Provide technical advice and guidance to maintenance staff.
- Monitor and maintain all building systems (HVAC, plumbing, boilers, etc.) and perform site‑level preventative maintenance.
- Communicate with the Zone Building Engineer and Technician regarding major repairs, remodels, and capital projects.
- Partner with vendors: coordinate communication, bids, and scheduling.
- Maintain an adequate inventory of hand tools, parts, and supplies; keep the workshop area complete.
- Alert Property Manager of any unusual circumstances or high‑priority issues.
- Attend relevant training courses to keep certifications current and share knowledge with the team.
- Comply with all safety program requirements and promote a safe workplace.
- Rotate on‑call support and respond to emergency calls within 30 minutes.
- Maintain a positive, professional manner with residents, vendors, and the public.
- Perform additional duties as assigned by the Property Manager.
- Minimum 5+ years as a Maintenance Technician in a residential apartment setting or equivalent experience.
- Certified Pool Operator license (within 6 months of hire).
- Type II EPA Refrigerant Certification (within 6 months of hire).
- Special Boiler’s License (within 6 months of hire).
- Preferred 1–2 years of supervisory/leadership experience.
- Fluent in English with strong oral and written communication skills.
- Ability to use tact, diplomacy, and a courteous manner with coworkers and the public.
- Strong decision‑making, problem‑solving, and time‑management skills.
- Ability to manage multiple projects simultaneously with self‑direction.
- Ability to respond to on‑call emergency calls within 30 minutes.
Job requires frequent kneeling, lifting, pushing, pulling, and movement throughout the day. Regular lifting of more than 20 lb and up to 80 lb with assistance. May encounter heights, ladders, uneven surfaces, stairs, confined spaces, dust, gas fumes, and noise. Exposed to external weather, drafts, and interior temperature changes. Requires quick navigation of premises, including climbing stairs and walking hallways and common areas.

Hand Tools: Hammer, Phillips & slotted screwdriver, crescent wrench, Channel lock pliers, pipe wrench, Allen wrench, utility knife, flashlight, hacksaw, nut drive set, socket set, star bits, wire stripper, torpedo level, inspection mirror.
Power Tools: Cordless drill.
Measuring Devices: Tape measure, GFI tester, handheld infrared/laser thermometer, basic multimeter.
Safety and CompliancePersonal Protective Equipment includes safety gloves, eyewear, ear plugs, Yaktrax, and lockout/tagout kit. Work environment includes on property, property grounds, apartment units, and rooftops. All safety program requirements must be followed, and a safe workplace must be promoted.
