Base pay range

$23.00/yr - $25.00/yr

Location: Minneapolis, MN (North Loop neighborhood)

In-office Requirement: Monday - Friday | 40 hours a week

Emergency coverage: on call rotation biweekly

Schedule: TBD depending on business needs + on call

Compensation: $24 per hour

About The Role FLATS LLC, a Proper company, is seeking a skilled Maintenance Technician to join our team. This role requires strong maintenance and customer service skills to ensure the overall upkeep of the property and that all physical aspects meet applicable laws and the company’s established standards.

Key Responsibilities
  • Troubleshoot work orders daily for residents prioritizing the service requests and ensuring they are completed in a timely fashion.
  • Prepare vacant units for new residents ensuring that the unit meets the company standards/checklist.
  • Maintain the exterior grounds of the property and conduct seasonal duties such as snow removal or pool maintenance.
  • Conduct walk-through of the entire property to ensure everything is in working order; if not, take the appropriate steps for correction.
  • Prepare for inspections under the direction of the Maintenance Engineer or Property Manager.
  • Schedule outside contractors for projects, if necessary under the direction of the Maintenance Engineer or Property Manager.
  • Clean and supply designated building areas (dusting, sweeping, vacuuming, mopping, cleaning ceiling vents, restroom cleaning etc.) as needed.
  • Schedule and execute annual inspections needed on the property as needed, including but not limited to fire extinguishers, life safety systems, elevator, and any other annual inspections required by the city or state.
  • Attend staff meetings and complete virtual trainings as required or requested.
  • Other responsibilities as assigned by Maintenance Engineer or Property Manager.

Requirements
  • HVAC experience required, HVAC certification is a plus.
  • Excellent written and verbal communication skills.
  • Experience with Microsoft Office products.
  • Excellent time management and problem‑solving skills.
  • Ability to read and write English, follow verbal instructions, and use simple math.
  • High School diploma or equivalent.
  • Strong personal skills to interact with tenants.
  • At least 1 year of residential maintenance experience.
  • Valid driver’s license.
