Financial Analyst, Real Estate Finance
The Investment Associate primarily supports the investment team in sourcing, evaluating, underwriting, and closing industrial real estate acquisition and disposition opportunities nationally. This role involves extensive financial modeling, market research, due diligence coordination, and investment memo preparation to help drive informed decision‑making and successful transaction execution.
Duties and ResponsibilitiesA. Financial Analysis and Underwriting
- Build, update, and maintain complex financial models for industrial acquisition, disposition, and development opportunities.
- Perform sensitivity analysis, scenario modeling, return metrics (IRR, equity multiple, cash‑on‑cash), and waterfall structures.
- Analyze historical property financials, tenant financials, leases, rent rolls, and operating statements to assess asset performance.
- Create fund-level IRR projections including waterfall modeling and promote calculations.
- Complete internal valuations for assets in ARGUS and Excel.
B. Market Research and Investment Strategy
- Perform market research and interact with market participants to extract information relevant to the investment process.
- Evaluate market positioning, tenant credit, submarket fundamentals, and competitive property performance.
- Prepare presentations summarizing market conditions and strategic investment rationale.
- Assist in coordinating third‑party reports (appraisals, environmental, engineering).
- Support legal, financing, and capital markets processes during acquisition and disposition process.
- Review and help negotiate lease abstracts, budget assumptions, and operating expense projections.
- Draft clear, concise investment committee materials.
- Present underwriting assumptions, risk assessments, and business plan recommendations.
- Summarize due diligence findings with actionable insights.
E. Asset Management
- Assist asset management team with investor reports and presentations.
- Provide asset management team with required financial analysis such as lease analysis, loan compliance calculations and fund level cash flows.
- Assist asset management team with tenant research and tenant financials review.
F. Performs Other Duties and Responsibilities as Assigned
Education, Skills, Experience, and Qualities- Bachelor’s degree in Finance, Real Estate, Economics or related field.
- 3-5 years of commercial real estate work experience (Strong preference for prior experience in Investments, Asset Management, Underwriting, or Brokerage).
- Proficiency with applications such as Argus AE (experience required), CoStar, Microsoft Suite with strong financial modeling skills.
- Experience using AI-driven platforms to support business decisions and day‑to‑day task.
- Understanding of commercial real estate valuation and real estate documentation pertaining to ownership structures, contracts, accounting and property operations.
- Experience in developing financial models, cash flows, IRR analysis.
- Strong verbal and written communication skills.
- Ability to work in a team environment across multiple departments.
- Ability to work apart from direct supervision and manage tight deadlines.
