Role OverviewThe role is key to managing cost categories, vendor relationships, and contract negotiations while ensuring accurate pricing and high‑quality materials. You will work closely with the Director of Purchasing, the National Category Management Team, and trade partners to maintain cost efficiency, category management, and contract compliance.
The ideal candidate has home builder experience, is highly organized, analytical, skilled in negotiation, and can balance cost control with vendor partnerships to support the company’s operational goals.
Category Management & Cost Control- Ensure accuracy of hard costs for assigned categories.
- Maintain a Category Management Program for key materials and services.
- Establish and oversee a Sourcing Program to optimize trade relationships.
- Review warranty issues with preferred partners and work toward resolution.
- Assist in implementing redline plan changes and communicate adjustments to trade partners.
- Collaborate with the Division Operations Team to streamline lot‑specific construction processes.
- Lead the bid process from Request for Proposal (RFP) to final cost submittal.
- Analyze bid proposals to ensure they are complete, competitive, and comparable.
- Negotiate contracts and model home discounts for select categories.
- Maintain unit pricing reports and communicate key cost data to regional and national teams.
- Present bid analyses to the Director of Purchasing for final approval.
- Analytical & detail‑oriented – Ability to analyze bid proposals, negotiate costs, and drive purchasing efficiency.
- Excellent negotiation skills – Strong ability to influence pricing, contracts, and vendor agreements.
- Strategic problem solver – Skilled in identifying cost‑saving opportunities and process improvements.
- Industry expertise – Background in homebuilding, purchasing, or construction operations.
- Vendor & trade partner relations – Ability to develop and maintain strong relationships with suppliers.
- Adaptability & initiative – Comfortable in a fast‑paced, high‑growth environment with evolving priorities.
- Strong communication & collaboration – Works well with internal teams and external vendors to drive cost efficiency and product quality.
