The Community Assistant’s primary responsibilities include, but are not limited to, assisting residents with customer service items, general office upkeep, marketing outreach on campus or with local businesses, giving tours and leasing to prospective residents or renewing current residents. Community Assistants will assist the Community Manager, Assistant Manager or Leasing Manager as directed.
Responsibilities- Rent apartment homes including generating traffic, responding to telephone and internet inquiries, greeting prospective residents, touring the property, qualifying prospects and closing leases (including obtaining a rental signed lease and any required guarantor, deposit, or surety bond).
- Visually inspect the property daily for cleanliness; inspect and touch up model units.
- Process rental applications, obtain required documents, schedule move-ins and prepare lease file documents; maintain lease files per policy.
- Record traffic from all sources daily and convert a minimum target of inquiries to leases (e.g., 30% of total traffic).
- Follow up with prospective residents in the leasing pipeline every 24-48 hours via phone, text, and email, including an initial phone call within 24 hours of a tour.
- Assist with planning and implementation of the community marketing plan to generate traffic; conduct outreach marketing weekly to campuses, local businesses, and student organizations; maintain leads and contacts; build relationships with student influencers.
- Perform on-site duties such as trash pickup, operate related equipment as needed, and ensure resident-ready condition of apartments; assist with after-hours lockouts and service calls if necessary.
- Document occurrences for Community Manager’s attention and record resident service requests to aid timely completion by the service team.
- Schedule and inspect apartments for turnkey service; acknowledge resident notices and prepare files.
- Assist in lease renewal procedures by completing renewals, maintaining contact with residents, and generating new leases and applicable addendums.
- Assemble move-in packages and keep market surveillance of competitor rates; visit competitors and monitor social media for market-relevant information.
Education
High School Graduate or General Education Degree (GED)

Computer
Skills:
Basic knowledge of various software programs;
Working knowledge of Social Media platforms.
The work environment involves everyday risks or discomforts typical of offices, meeting and training rooms, residences, or commercial vehicles. The area is adequately lighted, heated, and ventilated. In some cases, employees may be exposed to dirty or hazardous conditions when inspecting vacated units.
