Maintenance Supervisor – ResponsibilitiesThe Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, safety compliance, and customer service. Works with the Community Manager to oversee staff and vendors to maintain the property.
Essential Duties & Responsibilities- Maintenance Management: coordinate, schedule, and respond to resident/management requests and work orders; ensure repairs and replacements for common areas and units; inspect grounds, buildings, and community features daily to identify and correct hazardous conditions; manage inventory and maintain a preventative maintenance program; maintain a well-organized maintenance shop adhering to safety standards and OSHA guidelines; participate in unit inspections; maintain accurate records of service requests, preventative maintenance, and make-ready status;
support general upkeep of office, common areas, and model units; participate in on-call emergency coverage; optimize use of resources and equipment; supervise and direct maintenance, construction, and rehabilitation activities to ensure quality and timeliness. - Personnel Management: supervise, train, and schedule maintenance staff under the Community Manager; monitor progress and provide guidance; contribute to employee performance evaluations and ongoing training and development to ensure effective staff performance.
- Customer & Resident Relations: deliver excellent customer service, monitor service request turnaround, and maintain a positive image of the community; enforce community policies as directed.
Education/Experience: High School Diploma or Equivalent; EPA & CPO certification required; HVAC certification desired; basic computer skills; knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements: For both small/medium properties and large properties with staff, see below:
- Small–Mid Sized Properties: regular movement, communication, and ability to perform tasks in various environments; ability to work overtime, weekends, and on-call emergencies; capable of lifting and handling objects and equipment; exposure to outdoor weather and hazardous chemicals.
- Large Sized Properties: similar duties with emphasis on frequent movement, use of tools and equipment, exposure to weather and chemicals, and on-call coverage.
License/Equipment: Must have reliable transportation due to emergency on-call requirement.
Notes on Compensation: Asset Living considers factors such as skill set, background, certifications, and experience when making offers; offers include total rewards package with benefits (medical, dental, vision, life, disability), 401(k) with employer matching, and potential bonuses. Full-time employees receive paid sick days and company holidays.
Salary Range$28 per hour to $30 per hour
