Overview

Under the direct oversight of the Community Service Manager, as a Community Technician 2, you are a multi-faceted maintenance professional providing quality service in a timely manner to residents and the community. You will work in vacant and occupied apartments, performing tasks including painting, drywall repairs and other maintenance repairs requested by the company.
This role is responsible for efficient daily maintenance tasks while increasing the asset value and integrity of the community. You must work independently at a consistent, fast pace in line with Weidner Quality Standards, complete the required number of work orders per day and unit turns per week as determined by the Community Service Manager / Community Director, and handle complex maintenance repairs on appliances and building systems.
A successful Community Technician 2 is time‑managed, detail oriented, a trustworthy team player, and focuses on excellent customer service when interacting with residents, associates and vendors.
- Prepare all vacant apartments for occupancy including painting, drywall repair, trash out, mechanical, plumbing, and electrical repairs
- Independently perform system repairs on electrical, plumbing, hot water heaters, HVAC systems, appliances, etc.
- Perform detailed work with carpentry, drywall repairs and interior/exterior painting
- Distinguish when full-paint or touch-up paint is needed, and identify correct paint sheen and color
- Independently perform repairs on plank, vinyl and carpet flooring
- Perform service requests for residents daily and timely with minimum supervision
- Perform system repairs on electrical, plumbing, boilers, hot water heaters, HVAC systems, appliances, etc. with minimum assistance
- Identify and perform preventative maintenance as assigned
- Clean pools as directed, monitor chemical balance, maintain logs as required by city ordinances, when applicable
- Perform daily grounds maintenance of the property including trash removal, pet waste station maintenance, and sweeping walkways
- Participate in property improvements and preventive maintenance scheduled tasks
- Utilize Weidner issued cell phone and specified apps as part of daily role
- Use personal vehicle to travel between properties as assigned during work hours
- Take part in the on-call rotation, as scheduled
- Support maintenance or service team as needed
- Ensure common areas and amenities are clean and maintained daily to Weidner’s quality standards
- Accompany vendors to vacant and/or occupied units, as needed
- Monitor supplies and maintain equipment
- Keep maintenance shop/custodial area clean, organized, and professionally presented
- Follow all company key logging and storing procedures
- Maintain regular and effective communication with the Community Service Manager / Community Maintenance Supervisor / Community Director and teammates
- Assist with training and development of other teammates as requested
- Promote safety and use of Personal Protective Equipment (PPE) to minimize exposure to hazards
- Inspect, respond to, and follow up on safety issues, accidents, liabilities and emergency situations promptly
- 3-5 years maintenance experience required
- 3-5 years of painting and drywall repairs required
- High degree of mechanical aptitude required
- Able to lift and carry up to 80 pounds, climb ladders and multiple flights of stairs
- Able to use appliance dolly; push/pull up to 200 pounds
- Able to work outdoors in all weather conditions
- Able to be on feet constantly for entire work shift
- Knowledge of electrical, plumbing, carpentry, swimming pool maintenance, appliances, building systems, irrigation systems, and HVAC systems
- HVAC, CPO, EPA certification desired or required as directed by regional leadership
- Industry designations, CAMT desired
- Ability to complete tasks safely and efficiently
- Ability to work in a fast-paced environment with motivation to learn and contribute daily
- Ability to communicate directions clearly in person, over the phone, email, and text
- Experience with Microsoft Word, Excel, PowerPoint and Outlook preferred
- Yardi and Paycom experience preferred; willingness to learn new software

- Prompt, regular attendance; wear company dress code/uniform and maintain professional appearance
- Ability to work in a team or independently
- Ability to work outside of normal hours as needed
- Willingness to be assigned to other Weidner properties as needed
- Working knowledge of English; detail oriented and well organized
- Must agree to a criminal background check and sign an agreement for voluntary drug testing
- Must have access to a personal vehicle and reliable transportation at all times; valid driver’s license and auto insurance matching the work location
