URGENTLY HIRING:
Maintenance Technician - Addison Housing Works - Middlebury, VT
Addison Housing Works is seeking a skilled Maintenance Technician to join our team and assist in maintaining multiple properties. This role involves preventative and routine maintenance tasks, including:
- Carpentry, minor plumbing, drywall repair, painting, and hardware installation
- Cleaning and snow removal
- Appliance repairs and installations (may require lifting up to 100lbs.)
- Other duties as assigned by the Facilities Manager or Director of Property Management
You’ll use a computerized work order management system to track daily tasks and contribute to our maintenance goals.
Key Responsibilities:
- Work independently and as part of a team to maintain properties
- Respond to after-hours emergency calls on a rotating schedule (1 week on-call approximately every 6 weeks; stipend and overtime pay provided)
- Communicate effectively with residents, team members, and management
- Ensure quality work and accountability in all tasks
Requirements:
- Reliable transportation: Must have a truck or vehicle capable of transporting tools and materials, a valid driver’s license, and auto insurance
- Basic technology skills: Ability to use a laptop, smartphone, and office equipment for timesheets, mileage reports, and work orders
- Tools: Must own and use common hand tools; specialty tools provided as needed
- Physical ability: Capable of heavy lifting (up to 100lbs.), working in various environments, and handling physical demands of maintenance work
Preferred Qualifications:
- High school diploma or equivalent
- Experience in construction, property maintenance, or related fields

SUMMARY OF POSITION:
- Under the supervision of the Director of Property Management, the Property Manager (Mobile Home Communities) is responsible for the day-to-day management of AHW’s mobile home park portfolio, including effective marketing, tenant relations, rent collection, lease enforcement, evictions, maintaining full occupancy.
- The Property Manager (MHC) serves as the primary contact for AHW residents experiencing issues or conflict or in need of support, and for those not in compliance with their lease.
- The Property Manager stays current on developments and trends in mobile home park management, housing retention, and resident relations.
- The Property Manager is a part of our larger Property Management Division Team and will be cross trained to provide property management with the Apartment Management Division Portfolio. Working as a Property Management Division, AHW property management division will collaborate on best practices for the day-to-day management of AHW properties.
PRINCIPAL DUTIES
- Responsible for total mobile home park occupancy, including marketing, applicant interviews, and leasing.
- When needed to fill vacant lots, the Property Manager will pursue a variety of marketing efforts, including print advertising, social media, fliers, mailings—all in compliance with Fair Housing Marketing Plan.
- Respond to requests for information regarding AHW mobile home parks.
- Ensure that vacant lots are filled in a timely fashion, including coordinating with the Administrative Assistant to:
- Accept & process applications
- Assist applicants in completing applications
- Clearly communicate application process
- Conduct applicant interviews (if necessary)
