Overview
The Leasing Manager is responsible for all leasing functions, including overseeing and approving lease transactions and rental agreements. This role ensures quality customer service, proper application processing, compliance with leasing practices, and effective supervision of the leasing team. The Leasing Manager will play an active role in monitoring performance, including shadowing Leasing Consultants and providing real-time feedback, to ensure consistent standards and successful results in occupancy and customer experience.
Responsibilities- Maintains a detailed knowledge of the property, amenities, and community.
- Provides daily inspection of show apartments, model appearance, and the general marketing path.
- Reviews and approves all rental applications, ensuring accuracy and compliance with company standards and Fair Housing regulations.
- Ensures the leasing team is following established leasing practices and consistently delivering excellent customer service.
- Monitors leasing team performance, including passing required mystery shops and executing the day-to-day functions of the role.
- Shadows Leasing Consultants to evaluate performance, provide coaching, and deliver real-time feedback.
- Handles all aspects of leasing apartments as needed, including lead management, greeting prospective residents, touring the community, closing sales, processing applications, and preparing leases.
- Oversees marketing and advertising of vacancies to attract potential residents.
- Guides the activities and operations of the leasing team to achieve occupancy and revenue goals, including scheduling hours to ensure proper coverage.
- Conducts market surveys to stay competitive on pricing, trends, and amenities.
- Ensures proper documentation, organization, and storage of leasing files.
- Assists property management with rent collection when needed.
- Produces timely and accurate reports, including monthly market surveys, locator logs, and commission sheets.
- Promotes resident retention by assisting with the renewal program and supporting resident engagement activities.
- Completes required One Wall University courses by deadlines.
- Performs other duties as assigned.
