The Project Manager acts as Owner's Representative and manages new construction, renovation and restoration projects for the 320-acre National Historic Landmark campus. Responsibilities include recommending design professionals, defining programs with users, contract development, scheduling, communications between the project and building occupants, facilitating arrangements for construction activities, reviewing work to ensure it aligns with contract documents and building and life safety codes, reviewing and authorizing pay applications, and managing the budget.
Responsibilities- Participates in the planning of projects by defining scope which fulfills program needs, and by establishing budgets and schedules.
- Coordinates the work of designers, architects, engineers, and other consultants to ensure the completeness of construction plans and specifications.
- Assists in selecting and retaining construction management firms, general contractors and trades. Duties may include pre-qualifying, developing bidder lists for assigned projects, analyzing bids and awarding contracts.
- Performs administrative functions including management of the Owner's contract(s), communication of issues, and coordination of activities with outside professionals and Cranbrook representatives and groups.
- Coordinates construction activities, tracks and monitors construction in progress through site supervision, facilitates dispute resolution, and ensures maintenance of the project schedule.
- Coordinates with Physical Plant and Management personnel, and Faculty, as required relative to construction activities.
- Interacts with Information Technology and Security Departments to ensure compliance of systems for new and existing buildings.
- Conducts fire inspections with the local Fire Marshal.
- Administers project completion activities including punch list completion, as-built drawings, and submission of maintenance and operations manuals and warranties.
- Coordinates with Archives to understand, maintain and uphold historical integrity of planned activities and provides all required completion documentation.
- A Bachelor degree in architecture, construction management or mechanical engineering required; an equivalent combination of experience and education may be substituted.
- Working knowledge of architectural and engineering terminology, construction means and methods, building codes, asbestos abatement processes, cost estimating, manpower operations and contractual procedures.
- Excellent oral and written communication skills to effectively communicate project directives, write reports and business correspondence. Ability to prepare and interpret architectural drawings and technical specifications.
- Experience in renovation of historical structures required.
- Four years of professional commercial/institutional project management experience required.
- Candidates must be able to stand and/or walk for extended periods and work outside, often in extreme weather conditions. Ability to climb, stoop, kneel and crouch in supervision and inspection of work.
- Requires a valid Michigan driver’s license with satisfactory driving record.
