• Maintain the building in good repair and keep it free of hazards from electrical, plumbing, heating, and cooling systems.
• Perform preventative maintenance duties and complete required monthly documentation; submit to the Executive Director.
• Test the fire alarm system and keep required records of test results.
• Keep heating and air‑conditioning units in good working order, including cleaning units, vents, and fans as scheduled.
• Perform routine maintenance and repair work; may paint and perform minor carpentry and repair work; order supplies.
• Maintain the immediate outside area free from debris, including snow, ice removal, and gutter cleaning.
• Maintain the facility clean and safe; routinely shampoo carpets and strip/wax floors as needed.
• Inspect and change light bulbs, monitor batteries and other equipment in emergency kits.
• Maintain facility vehicles and vehicle safety program; assist in transporting residents to outside appointments as assigned.
• Monitor electrical safety of washers, dryers, kitchen appliances, ice machines, and other equipment; inspect and tag all electrical equipment brought by residents for safety.
• Participate in on‑call rotation as assigned by Executive Director.
• Ensure compliance with state and federal guidelines for facility maintenance, cleanliness, and emergency preparedness.
• Create and maintain maintenance and housekeeping schedules; order supplies as needed.
• Ensure adequate clean linens, towels, and washcloths for residents.
• Supervise assigned staff and coach/counsel staff as needed.
• Conduct interviews for maintenance and housekeeping departments.
• Conduct emergency preparedness and fire safety training at new‑hire orientation.
• Other duties as assigned by Executive Director.

• Minimum 25 years of age.
• High school diploma or equivalent.
• Valid driver’s license.

• Fluent reading, writing, and speaking of English.
• Ability to walk continuously, bend frequently, climb occasionally, and sit occasionally; sit, stand, walk, stoop, bend, squat, and climb ladders for prolonged periods.
• Ability to push, pull, and lift up to 150 pounds (with assistance as needed).
• Ability to perform functions required to push large carts, handcarts, appliance dollies, and vacuum cleaners/carpet extractors.
• Demonstrated ability to work independently.
• Experience with standard office software.

• Frequent exposure to moving/rotating machinery.
• Occasional exposure to blood and body fluid.
• Occasional exposure to hazardous gas/chemical fumes.

• Minimum one (1) year of directly related experience.
• Minimum one (1) year of supervisory experience.
