Working Conditions- Full time
- Monday–Friday (available Saturday and Sunday)
- Typically 40 hours but may vary from week to week
- Working in above average conditions, inside and outside exposure, on roof tops and HVAC areas
Maintain the highest standards for a safe, clean, comfortable, well‑groomed facility environment for the staff, residents, and family members.
Essential Duties And Responsibilities- Free from hazards caused by HVAC
- Handle fire safety, drills and check fire extinguishers regularly
- Maintain the upkeep of the facility grounds
- Keep in compliance with state, federal and local codes
- Maintain budget
- Coordinate the safety committee meetings
- Maintain the safety of staff and residents
- Purchase supplies and be responsible for inventory at the facility
- Recommend contractors when repairs are needed
- Facility compliance in emergency procedure & MIOSHA
- Repairs, painting and remodeling when needed
- Prepare rooms for new resident occupancy
- Monthly inspections of buildings
- Daily communication on future projects, plans and goals
- Orientation of all new staff (safety, fire, etc.)
- Participate in delivery of resident services
- Oversight of housekeepers
- Assist with resident needs
- Participating in special facility functions
- Recommend capital improvements for facility
- May need to assist at the other facilities
In charge of coordinating and instructing the Plan Operations Assistant on day‑to‑day job duties. Will instruct outside contractors on their job tasks when needed such as snow plowing, lawn mowing, heat and air conditioning, refrigeration repair, plumbing and painting contractors.
Educational RequirementsHigh school diploma including one year certificate from college or technical school; or six months to one year related experience and/or training; or an equivalent combination of education and experience.
Certificates, licenses, registrationsCertifies in HVAC and a builder’s license a plus. A driver’s license required and First Aid/CPR certificates suggested.
Work ExperienceMinimum of 1 year experience in a similar field and knowledge in plumbing, electrical, drywall, basic household repairs, HVAC and interior and exterior building repairs. Good knowledge of universal precautions including handling chemical procedures and ground keeper.
Language SkillsAbility to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively with residents, staff, customers on a one‑on‑one basis or in a group setting. Must be able to speak, read and write using Basic English skills.
Physical DemandsLift 50–75 lbs. required to perform all aspects of the job on a day‑to‑day basis. Possibly operating dangerous equipment. Physical work may include moving furniture and equipment, shoveling, raking, painting, lifting, climbing, walking, etc. Must be able to tolerate inclement weather.
Additional InformationThe ability to be flexible for on‑call emergencies, multi‑task, ability to be a team player at all times, good problem‑solving skills and complete projects on a timely basis.
