Position Overview and ResponsibilitiesIncumbent filling this position will be required to perform a variety of maintenance functions for buildings and their heating, ventilation, and air conditioning (HVAC) systems. Duties and responsibilities require a trained professional with mechanical, plumbing, electrical, and general maintenance experience.
- Perform preventive maintenance on plumbing, electrical, heating, air conditioning and ventilation equipment.
- Visually inspect all equipment daily and report any unusual wear or noise to supervisor that same day.
- Complete scheduled preventive maintenance tasks (e.g., oiling, greasing, filter changing, belt adjustment).
- Track inventory parts, request parts as needed, and calibrate, adjust, and repair temperature devices.
- Complete work orders for all calls and equipment repairs, ensuring all scheduled and unscheduled work orders are filled out correctly and turned in by the end of the week.
- Maintain mechanical rooms and equipment in immaculate condition.
- Perform minor building repairs, including replacing ballast and lamps, repairs to locks and door closures, plumbing pipe fitting, welding, electrical repair, and maintenance of toilet fixtures and lavatories.
- Use the Customer Work Order System, Building Automation System, and Building Evacuation processes.
- Adhere to all safety procedures and regulations in every task performed.
- Maintain a good rapport with tenants, co‑workers, and supervisors, keeping them informed of any unusual situations.
- Display courteous and respectful behavior at all times.
- Maintain a professional image, representing the department to the public and tenants.
- Knowledge of the principles and techniques of skilled building trades or mechanical repair work.
- Knowledge of safety procedures required in maintenance and repair work.
- Skill in using tools and equipment in maintenance and repair work.
- Ability to perform a variety of skilled trades functions and read blueprints.
- Ability to install, maintain, and repair electric motors, generators, and other mechanical equipment.
- Ability to take accurate measurements, follow instructions, and model behaviors of accountability, communication, empowerment, flexibility, integrity, respect, and teamwork.
- Adheres to safety awareness policies and attends required safety meetings.
- Two years’ experience in building maintenance, plumbing, electrical or mechanical; or vocational/technical training in mechanical repair or one of the building trades can substitute at a rate of 720 classroom hours.
- Valid driver’s license.
- Available after hours for callbacks or shift work at night, weekends, and state holidays when necessary.
- Physically able to climb multiple flights of stairs, climb ladders, work from heights, bend at the waist, kneel, crouch, work near loud noises and electrical equipment, work in basements, tight spaces, and rooftops.
