Porter​/Janitorial & On-Site Operations Support; Independent Contractor

Overview

Seeking an independent contractor to provide porter, janitorial, and on-site operational support services across a small portfolio of commercial properties in Wynwood, Miami. This engagement is intended for one primary on-site individual, not a janitorial company, and focuses on maintaining property cleanliness, appearance, and basic operational coordination in partnership with property management and third-party service vendors.

• Maintain and clean common areas, restrooms, and shared spaces
• Perform routine walkthroughs to address visible trash, debris, and cleanliness
• Monitor trash and dumpster areas and notify management of service issues
• Perform services in accordance with an established scope of work
• Communicate observed maintenance or safety concerns to property management
• Place calls or relay information to vendors or service providers as requested
• Assist with tracking recurring property services (fire equipment, elevators, scheduled maintenance, trash pickup)
• Capture and upload photos and notes documenting site conditions
• Assist with pre-storm preparation and post-storm walkthroughs as requested
• Coordinate with third-party vendors when supplemental coverage is activated

• Ability to perform physical work, including standing/walking for extended periods and lifting light to moderate items
• Familiarity with the Wynwood area (local proximity preferred)
• Comfortable using a smartphone for communication, photos, and cloud storage
• Reliable, responsive, and detail-oriented
• Flexible availability, including early mornings or additional hours when operational needs arise

• This is a 1099 independent contractor engagement for an individual
• Not a janitorial company or staffed service
• No benefits, paid time off, or employment guarantees
• Contractor responsible for all taxes, insurance, and compliance
